About the Role

We are seeking a driven, results-oriented Leasing & Marketing Manager to lead our leasing and marketing operations for a growing scattered-site residential property management portfolio. This individual will oversee a team of 3 Leasing Specialists and 2 Marketing Coordinators while developing strategies to maximize occupancy, reduce vacancy days, and increase leasing velocity.

This is a hands-on leadership role for someone who thrives in a fast-paced environment, can motivate a team, and is constantly looking for innovative ways to attract qualified tenants and get homes leased quickly.

Key Responsibilities

• Lead, coach, and develop a team of Leasing Specialists and Marketing Coordinators.
• Drive leasing performance and occupancy goals across a portfolio of scattered-site residential properties.
• Develop and implement creative leasing and marketing strategies to reduce vacancy periods.
• Monitor property listings and ensure accurate, compelling advertisements across all platforms.
• Manage and optimize property listings on Zillow, Apartments.com, MLS, and other rental marketing channels.
• Analyze leasing metrics, market trends, and competitor activity to improve performance.
• Track lead generation, response times, showings, applications, and conversions.
• Ensure excellent customer service throughout the leasing process.
• Collaborate with property management and operations teams to identify and address leasing challenges.
• Establish processes and accountability standards for team performance.
• Identify new marketing channels and opportunities to increase qualified applicant traffic.
• Maintain compliance with Fair Housing laws and company policies.

Qualifications

• 3+ years of residential property management, leasing, or multifamily housing experience.
• Previous experience managing leasing teams and driving occupancy results.
• Strong knowledge of Zillow, Apartments.com, and MLS platforms.
• Experience with RentEngine is highly preferred.
• Proven success creating and executing leasing and marketing strategies.
• Strong leadership, coaching, and team development skills.
• Excellent communication and organizational abilities.
• Data-driven mindset with the ability to analyze leasing performance and adjust strategies accordingly.
• Experience with scattered-site portfolios is a plus.
