Property Management Maintenance Technician $28-$30 DOE

Position Description | Multifamily & Commercial Properties

Position Overview

We are seeking a well-rounded, hands-on Maintenance Technician who can independently handle a broad range of general maintenance, repairs, and property upkeep across a diverse portfolio of multifamily and commercial properties. This position is ideal for a self-motivated, dependable individual with strong practical skills, sound judgment, and the ability to troubleshoot and resolve common maintenance issues without constant supervision.

The ideal candidate is a capable all-around maintenance professional with a solid foundation in plumbing, electrical repairs, drywall, texture and paint, general carpentry, locks and keys, and other day-to-day property maintenance needs. They must be comfortable working independently in the field, managing their own workload, communicating effectively with property managers and tenants, and using technology to document work, manage work orders, and maintain accurate records.

This role requires someone who takes ownership of their work, pays attention to detail, maintains a professional demeanor, and can be trusted with property keys, access codes, company credit cards, and other sensitive responsibilities.

Key Responsibilities

  • General Maintenance & Repairs: Perform hands-on maintenance and repairs across multifamily and commercial properties, addressing routine service requests, building deficiencies, and preventative maintenance needs.
  • Plumbing: Troubleshoot and repair common plumbing issues, including leaking faucets, running toilets, clogged drains, fixture replacements, and minor supply-line repairs.
  • Electrical: Handle basic electrical troubleshooting and repairs, such as replacing switches, outlets, light fixtures, bulbs, and other routine components within the limits of applicable licensing and safety requirements.
  • Drywall, Texture & Paint: Repair holes, cracks, and damaged surfaces; match existing textures; complete patching, sanding, priming, and painting with a clean, professional finish.
  • General Carpentry: Perform basic carpentry repairs, including doors, trim, baseboards, cabinetry, shelving, hardware, and other common building components.
  • Locks, Keys & Access Control: Install and repair locks and door hardware, manage keys, maintain secure access procedures, and responsibly handle building access codes.
  • Preventative Maintenance: Identify potential maintenance concerns before they become larger problems and help maintain safe, functional, clean, and presentable properties.
  • Troubleshooting & Problem Solving: Evaluate issues, determine practical solutions, recognize when specialized contractors are needed, and escalate significant or safety-related concerns appropriately.
  • Work Order Management: Use tablets, computers, mobile applications, and property management work order platforms to receive assignments, document completed work, upload photos, record materials and labor, and communicate status updates.
  • Materials & Expense Management: Identify needed parts and supplies, maintain organized tools and materials, track purchases, and responsibly manage company credit cards and receipts in accordance with company procedures.
  • Communication & Customer Service: Communicate professionally with property managers, residents, tenants, vendors, and coworkers regarding repairs, scheduling, access, and completion status.
  • Field Organization & Accountability: Plan daily routes and priorities, meet deadlines, maintain accurate records, and work efficiently across multiple properties with minimal direct supervision.
  • Safety & Professionalism: Follow applicable building codes, safety procedures, company policies, and environmental requirements while maintaining a professional appearance and respectful conduct on-site.

Required Qualifications & Skills

  • Demonstrated hands-on experience in general building, apartment, commercial property, or facilities maintenance.
  • Well-rounded practical knowledge of basic plumbing, electrical, drywall repair, texture, painting, carpentry, and door hardware.
  • Strong troubleshooting skills and the ability to identify problems, determine appropriate repairs, and work through challenges independently.
  • Ability to manage daily responsibilities and multiple work orders with minimal supervision.
  • Comfortable using tablets, smartphones, computers, email, and digital work order or property management software.
  • Strong organizational skills, attention to detail, and the ability to document work accurately and consistently.
  • Good verbal and written communication skills in English.
  • Reliable transportation, a valid driver's license, and an acceptable driving record, if required for travel between properties.
  • Ability to safely perform physical maintenance duties, including lifting materials, climbing ladders, standing, bending, and working in a variety of building environments, with reasonable accommodation as applicable.
  • Commitment to safe work practices, quality workmanship, reliability, and professional conduct.
  • Willingness to follow company procedures for purchasing, expense documentation, key control, access credentials, and property security.

Preferred Qualifications

  • Experience maintaining both multifamily residential and commercial properties.
  • Familiarity with property management software, digital work order systems, inspection checklists, and mobile maintenance applications.
  • Experience with unit turns, make-ready work, preventative maintenance programs, and preparing vacant units for occupancy.
  • Basic knowledge of HVAC troubleshooting, filter replacement, thermostat operation, and recognizing when specialized HVAC service is needed.
  • Familiarity with appliances, doors, windows, fixtures, flooring repairs, and common building systems.
  • Ability to communicate in both English and Spanish.
  • Experience coordinating with outside vendors and identifying repairs that require licensed or specialized contractors.

Personal Qualities & Work Style

The successful candidate will be:

  • Self-directed: Capable of working independently, making sound decisions, and completing assignments without constant oversight.
  • Well-rounded: A practical, hands-on problem solver who can handle a variety of routine maintenance tasks rather than relying on a single specialty.
  • Dependable: Punctual, responsive, consistent, and accountable for commitments and completed work.
  • Trustworthy and security-conscious: Able to responsibly handle company funds, purchasing cards, keys, access codes, tenant information, and property security.
  • Organized and detail-oriented: Keeps track of assignments, materials, receipts, photos, follow-ups, and unfinished work without needing repeated reminders.
  • Resourceful: Finds practical, cost-effective solutions while recognizing personal limitations and knowing when to seek assistance.
  • Professional and courteous: Treats residents, tenants, property managers, vendors, and coworkers with respect.
  • Technology-comfortable: Willing and able to use digital tools consistently as part of daily work.
  • Quality-focused: Takes pride in workmanship, leaves work areas clean, and aims to complete repairs correctly the first time.

What Success Looks Like

A successful technician will be able to take an assigned work order or maintenance issue, assess the problem, determine the appropriate solution, gather the necessary materials, complete the repair safely and professionally, document the work in the company system, and communicate any outstanding issues or follow-up needs—all with minimal supervision.

They will help keep properties operating smoothly, reduce repeat service calls, identify problems early, control maintenance costs, protect company assets, and give property managers confidence that assigned work is being handled responsibly.

The ideal candidate is a trustworthy, technologically capable, well-rounded maintenance professional who takes ownership of their work and can be relied upon to represent the company professionally while working independently across a diverse portfolio of properties.
