Maintenance Technician
Job Title: Maintenance Technician
Reports To: Property Manager / Maintenance Supervisor
Basic Function
Under supervision, performs repairs, cleaning, and maintenance of public rental properties to ensure safe, functional, and well-maintained facilities.
Essential Duties and Responsibilities
- Perform maintenance and repair of HVAC systems, appliances, electrical systems, and plumbing fixtures.
- Clean and maintain buildings and grounds by sweeping, dust mopping, vacuuming, polishing, and waxing floors and woodwork.
- Perform skilled carpentry work, including installation and repair of molding, trim, doors, and other building components.
- Maintain lawns, landscaping, and brush around properties.
- Operate and maintain a wide range of powered and non-powered hand tools and equipment, including drills, sanders, saws, and sewer line cleaning equipment.
- Inspect properties and identify maintenance issues requiring repair or replacement.
- Ensure work is completed in compliance with safety standards and established procedures.
- Respond to maintenance requests in a timely and professional manner.
- Assist with property turnover and preparation of units for new occupants.
- Perform additional duties as assigned.
Knowledge, Skills, and Abilities
- Working knowledge of HVAC, plumbing, electrical, and carpentry repairs.
- Ability to safely operate maintenance equipment and tools.
- Ability to diagnose and troubleshoot maintenance problems.
- Strong attention to detail and commitment to quality workmanship.
- Ability to work independently and as part of a team.
- Good communication and customer service skills.
Education and Experience
Required:
- High school diploma or GED equivalent.
- Trade school certification, vocational training, or equivalent experience in a maintenance-related field.
Preferred:
- Five (5) years of maintenance experience in residential, commercial, or public housing properties.
- Experience in HVAC, plumbing, electrical, or carpentry maintenance.
Physical Requirements
- Ability to lift and carry up to 50 pounds.
- Ability to stand, walk, bend, kneel, climb ladders, and work in confined spaces for extended periods.
- Ability to work indoors and outdoors in various weather conditions.
