Director of Property Management

Location: Gilbert, AZ (Multi-State Travel Required)
Salary: $110,000 - $120,000/year

About the Opportunity

Express Employment Professionals is recruiting on behalf of a rapidly growing property management organization seeking an experienced Director of Property Management to lead a portfolio of approximately 2,500 scattered-site residential units across multiple markets.

This is a high-impact leadership role responsible for driving operational excellence, developing high-performing teams, overseeing financial performance, and ensuring exceptional service across a growing portfolio.

Key Responsibilities

• Oversee the day-to-day operations of a scattered-site residential portfolio totaling approximately 2,500 units.
• Lead, mentor, and develop a team of 5-7 direct reports, including property management professionals and support staff.
• Ensure portfolio performance meets occupancy, revenue, expense, and resident satisfaction goals.
• Develop and manage annual budgets, forecasts, and financial reporting.
• Monitor key performance indicators including occupancy, delinquency, collections, maintenance, and resident retention.
• Oversee maintenance operations, vendor relationships, and capital improvement projects.
• Implement operational processes and best practices to support continued portfolio growth.
• Ensure compliance with all company policies, fair housing requirements, and applicable regulations.
• Travel to properties and markets as needed to support business operations and team development.
• Partner with executive leadership to develop and execute strategic initiatives.

Qualifications

Required:

• Active Real Estate License.
• Minimum of 3 years of experience as a Director of Property Management or similar senior property management leadership role.
• Direct experience managing scattered-site residential portfolios.
• Experience overseeing multiple properties across various locations.
• Strong background in budgeting, financial reporting, and operational management.
• Experience leading and developing teams.
• Proficiency with:
  • Property Management Software
  • Property Meld
  • Gmail / Google Workspace
  • Microsoft Excel

Preferred:

• Experience managing portfolios exceeding 2,000 units.
• Multi-state property management experience.
• Experience in a rapidly growing organization.
• Strong understanding of maintenance operations, vendor management, and capital projects.
