Property Inspector
Located in Christiansburg, VA
The Property Inspector and Administrative Support Specialist is responsible for inspecting occupied and vacant rental properties to assess safety compliance, identify maintenance and renovation needs, and support timely preparation of units for new residents. This position also provides administrative support to the Maintenance Coordinator and leasing team.
The role requires frequent travel between properties, careful documentation, strong organizational skills, and professional communication with residents, property owners, and contractors. Workload and scheduling demands increase during the May–August turnover season.
Primary Responsibilities: Property Inspections
- Renewal inspections—November through April: Inspect occupied units where residents have renewed their leases to assess safety compliance, identify maintenance needs, and document recommended renovations.
- Move-out and move-in inspections—May through August: Conduct detailed inspections of vacant units during lease turnover. Document property conditions, identify potential security deposit charges, and determine the work required to prepare units for incoming residents.
- Additional inspections—Year-round: Inspect properties during off-season turnovers, verify completed maintenance work, and assess reported concerns that require an on-site evaluation.
- Maintain accurate inspection records using company software on a laptop and mobile phone.
- Communicate inspection findings and required follow-up work to the appropriate team members.
- Interact professionally with residents while conducting inspections in occupied homes.
Secondary Responsibilities: Office and Administrative Support
- Keep property keys securely stored and organized daily.
- Assist the Maintenance Coordinator with renewal and turnover paperwork as assigned.
- Provide backup coverage for the Maintenance Coordinator by receiving maintenance calls and creating or assigning work orders in response to requests from property owners, residents, contractors, and insurance representatives.
- Assist leasing agents with paperwork during October and November, as assigned.
Potential Leasing Responsibilities
The position may include leasing responsibilities during the fall if the employee holds or obtains the required real estate license. Duties will be assigned based on licensing eligibility and business needs.
Required Qualifications and Skills
- Valid driver’s license and a reliable vehicle for frequent travel between properties.
- Computer proficiency and the ability to use company software on a laptop and mobile phone to conduct inspections, retrieve information, and create or assign work orders.
- Strong attention to detail and the ability to maintain accurate, thorough records.
- Effective organizational skills and the ability to manage competing priorities during busy periods.
- Professional verbal communication skills and the ability to interact respectfully with residents in occupied properties.
- Ability to respond calmly to upset property owners and residents, de-escalate concerns, and help coordinate practical solutions to maintenance issues.
- Ability to inspect properties with significant maintenance needs and varying levels of cleanliness.
- Ability to work extended hours during the May–August turnover season.
Work Environment and Schedule
Most work is performed in the field and involves driving to multiple properties and walking through occupied and vacant rental units. Office work supports inspection, maintenance, and leasing activities. The May–August turnover season involves longer hours and a high volume of detailed inspection and documentation work.
