Job Title: Day Porter

Schedule: Monday – Friday, 7:00 AM – 4:00 PM
Pay: $23.00 per hour, plus 72 cents per mile
Location: Bend / Redmond, Oregon


Position Summary

The Day Porter is responsible for monitoring assigned commercial properties for maintenance needs and performing routine grounds, exterior, interior, and janitorial tasks. This role ensures properties remain clean, safe, functional, and presentable in support of professional business environments. The Day Porter works independently, travels between multiple sites, and maintains a high standard of quality and professionalism.


Essential Functions & Responsibilities

Essential job functions may vary depending on property, ownership, and/or property manager.

  • Travel to various assigned properties throughout the workday.
  • Work independently with accountability and strong time management.
  • Identify maintenance needs and correct issues promptly.
  • Empty exterior trash receptacles and ash trays; clean interior/exterior surfaces of receptacles.
  • Remove trash, cigarette butts, leaves, weeds, and debris from planters and common areas.
  • Blow off sidewalks; remove gum and debris as needed.
  • Clean exterior trash enclosures; sweep floors and remove items not in containers.
  • Clean tree grates, benches, exterior tables, chairs, and other common-area fixtures.
  • Pick up parking lots; clean catch basins; sweep curb corners.
  • Walk landscape areas to remove litter and report landscaping or sprinkler concerns.
  • Inspect exterior light posts, signs, and bike racks; remove stickers and report issues.
  • Place/remove carpet runners based on weather; perform minor snow removal (shoveling, sanding, salting).
  • Perform graffiti removal on various surfaces.
  • Clean exterior water features, fire pits, directories, and pylon signs as required.
  • Sweep, mop, scrub hallways and clean public restrooms as directed.
  • Maintain janitorial and property equipment (brooms, mops, vacuums, carts, tools, etc.).
  • Complete assigned responsibilities safely, professionally, and on schedule.
  • Replace light bulbs per work orders.
  • Keep electrical and storage rooms clean and organized.
  • Report lighting, fire, and safety issues immediately via maintenance software.
  • Clean elevators, stairs, storefront windows, ledges, and remove cobwebs.
  • Maintain dog waste stations and water removal needs.
  • Clean building roofs and portico surfaces as directed.
  • Complete basic maintenance work orders and detailed tech notes.
  • Maintain courteous, respectful, service-oriented communication with tenants, vendors, and coworkers.
  • Perform other duties as assigned to support Maintenance Technician I development.

Minimum Qualifications

Education & Licenses

  • High School diploma or GED required
  • Valid Oregon Driver’s License with a clean driving record

Skills & Abilities

  • Minimum two years of related experience
  • Janitorial experience with light mechanical and landscaping skills
  • Ability to work independently with strong accountability
  • Tech-savvy with smartphone applications
  • Skilled in using basic hand tools and light equipment (backpack blowers, leaf vacuums, pressure washers, floor scrubbers, etc.)
  • Ability to read and interpret safety rules, operating instructions, and MSDS information; OSHA compliant
  • Strong verbal and written communication skills (text, email, notes)
  • Ability to document work, take photos, and record detailed service notes in mobile apps
  • Strong problem-solving skills and ability to follow written, oral, diagram, or schedule-based instructions
  • Effective time and priority management

Physical Demands

  • Ability to see, hear, speak, and write clearly
  • Ability to stand, walk, kneel, crouch, or crawl for extended periods, including on uneven surfaces
  • Ability to operate light machinery and company vehicles
  • Ability to lift 25–50 lbs overhead and in varied positions; perform snow removal
  • Ability to work at heights of 6 feet or more using ladders

Work Environment

  • Work performed both indoors and outdoors across commercial, industrial, office, and retail properties
  • Exposure to seasonal weather conditions
  • Noise levels range from low to moderate
