Lead Maintenance Technician – Part time

Location: Far North Dallas / Richardson, TX
Schedule: Part-Time, approximately 10–20 hours per week, 9:00 AM–5:00 PM
Pay: $25/hr
Experience: 1–2 years preferred
Employment Type: Part-Time - Temp to hire

About the Company

Gorilla Property Services is a family-owned franchise serving the Far North Dallas and Richardson areas. They provide a variety of professional exterior property services and are growing their business. They are looking for a motivated Lead Technician who wants to grow with the company and eventually help lead a larger team.

Position Overview

The Lead Technician will be responsible for completing exterior cleaning and property service projects while helping oversee daily job execution. This is a hands-on role for someone who enjoys working outdoors, solving problems, working with equipment, and interacting with customers.

The current team is small, with the goal of growing the business and building a team around the right person. Additional hours may also be available through other Gorilla franchisees in the area.

Services Include

Window cleaning
Dryer vent cleaning
Gutter cleaning
Pressure washing and soft washing
Graffiti removal
Permanent lighting installation
Holiday lighting installation

Responsibilities

Lead and assist with exterior cleaning projects while maintaining quality and efficiency
Operate and maintain professional-grade equipment, including pressure washers, ladders, water-fed poles, gutter vacuums, air compressors, and other tools
Troubleshoot problems and adapt to different job-site conditions
Communicate professionally with customers and represent the Gorilla brand
Identify opportunities to recommend additional services that may benefit customers
Upsell additional services and earn commissions
Follow all safety procedures and PPE requirements
Keep equipment clean, organized, maintained, and ready for daily use
Help support the growth of the business and eventually take on additional leadership responsibilities

Qualifications

1–2 years of experience in exterior cleaning, janitorial work, construction, maintenance, landscaping, or a related trade preferred
Previous leadership or crew experience is a plus
Strong mechanical aptitude and comfort working with equipment
Excellent problem-solving skills and attention to detail
Comfortable working outdoors in various weather conditions
Ability to lift, climb ladders, and perform physically demanding work
Strong customer service and communication skills
Comfortable recommending and upselling additional services
Clean driving record required
Valid driver’s license and ability to drive locally
Safety-first mindset and willingness to wear required PPE and Gorilla gear
Holiday lighting installation experience is a plus
