Job Summary: The Maintenance Manager provides senior leadership over the maintenance division: setting strategy, budget, staffing plans, and performance targets, and holding final decision-making authority over department-level personnel and financial matters. The Maintenance Manager works closely with, and through, the Maintenance Supervisor(s), who continue to run day-to-day field operations, crew assignments, and client walkthroughs. This is a management position; the Maintenance Manager's primary duty is directing the division's strategy and leadership team, not performing field/crew-level work personally.

Duties and Responsibilities:

  • Sets and tracks key performance indicators (KPIs) for the maintenance division, including property grading scores, crew productivity, client retention, and add-on/enhancement revenue capture relative to the base contracted scope of services [confirm final KPI list].
  • Owns and manages the maintenance division's budget, labor cost planning, and profitability.
  • Builds and approves the overall scheduling framework and staffing levels for maintenance crews and supervisors, coordinating with the Supervisor(s) on day-to-day execution.
  • Reviews the scope, exclusions, and billable-add-on structure of the Company's Landscape Maintenance Agreement (routine fertilization cadence, the 12-ft routine pruning limit, and routine-vs-billable irrigation and pest-control work) to ensure crew-level job descriptions, training, and pricing stay aligned with what is and is not included in the standard client contract.
  • Oversees vendor and subcontractor relationships and staff licensing for services excluded from the base maintenance contract (e.g., certified arborists for tree work above 12 feet, licensed applicators for specialty pesticide/insecticide treatments and pest or rodent control), ensuring the Company is properly staffed or partnered to deliver and bill for this work.
  • Monitors for unauthorized or unbilled scope creep — crews performing excluded or billable-add-on services without an approved change order — and works with the Supervisor(s) to correct it and protect division revenue.
  • Partners with the Maintenance Supervisor(s) to resolve escalated client or property issues.
  • Reports maintenance division performance and financial results to ownership/executive leadership.
  • Collaborates with other department leaders (e.g., Construction, Design, Masonry) on cross-division scheduling, resourcing, and company-wide initiatives.
  • Develops training programs and career-path planning for maintenance staff (e.g., crew member to Foreman to Supervisor).

***Must be open to traveling. Company vehicle will be provided and most of the jobsites are within an hour of the yard in Encinitas. Furthest property would be down in Alpine/La Mesa area***

 

Schedule: Monday-Friday, 8am-4:30pm or 5pm
