Maintenance Tech

Duties:
Remove trash from valet trash cans on each floor on Monday thru Friday
o Inspect common areas (hallways, stairwells, lobby) for damage or debris
o Check lighting in all common areas (replace bulbs as needed)
o Walk exterior grounds for trash, branches, or hazards
o Monitor HVAC systems and check for unusual noises/leaks
o Inspect and service elevators (if applicable)
o Check and clear all drains (gutters, outdoor, and utility)
Safety & Compliance
o Ensure exit signs and emergency lighting are functioning
o Check for tripping hazards on sidewalks/walkways
o Review and log pest control activity (if scheduled)
o Report any code violations or urgent safety issues
Cleanliness & Presentation
o Empty all trash cans in public/common areas – stairwells on all floors-around clubhouse
o Check pet waste stations and refill bags
o Maintain cleanliness around dumpster area
o Blow off/sweep walkways and breezeways as needed
o Walk each floor and remove cob webs (check around lighting and railings) Use a broom or brush
o Touch up paint on building exterior including columns
Resident Requests / Work Orders
o Review and prioritize open work orders
o Complete or update at least [ ] maintenance tickets
o Follow up on recent repairs for quality or resident feedback
