Apartment Maintenance Technician

 

 

 

Responsibilities

• Respond to resident maintenance requests and complete work orders in a timely manner.
• Perform routine and preventative maintenance throughout the apartment community.
• Prepare vacant apartments for new residents, including make-ready and turn work.
• Troubleshoot and perform basic repairs to HVAC systems.
• Perform basic plumbing repairs, including faucets, toilets, drains, leaks, and garbage disposals.
• Perform minor electrical repairs, including outlets, switches, lighting fixtures, and appliances.
• Repair and maintain appliances such as refrigerators, washers, dryers, ovens, and dishwashers.
• Complete drywall repairs, painting, caulking, carpentry, flooring, doors, locks, and other general repairs.
• Inspect apartments, buildings, common areas, and equipment for maintenance and safety issues.
• Maintain property grounds and common areas as needed.
• Maintain clean and organized work areas.
• Properly use and maintain hand tools, power tools, and maintenance equipment.
• Maintain accurate records of completed work orders and repairs.
• Communicate professionally with residents, property management, vendors, and other team members.
• Identify problems requiring outside contractors and communicate those needs to management.
• Follow company safety procedures and applicable building and safety codes.
• Participate in an on-call rotation for after-hours maintenance emergencies, when required.
• Perform other maintenance duties as assigned.
