Maintenance Technician (Part-Time, 3 Days/Week)

Position Summary

We're seeking a reliable, hands-on Maintenance Technician to oversee the day-to-day maintenance needs of a small, well-established apartment community in 78704. This is an ideal opportunity for someone who enjoys staying active, takes pride in their work, and prefers a flexible part-time schedule.

 

This role is perfect for a late-career maintenance professional, semi-retired tradesperson, or someone with an existing business or side gig looking for consistent supplemental income. As the sole on-site maintenance technician, you'll be trusted to work independently, prioritize tasks, and help ensure residents enjoy a clean, safe, and well-maintained community.

 

Schedule

  • Approximately 3 days per week, 24+ hours per week (M/W/F)
  • Occasional on-call availability preferred for maintenance emergencies

 

Responsibilities

  • Complete resident maintenance requests and work orders
  • Perform preventative maintenance throughout the property
  • Assist with apartment turns and move-in/move-out preparation
  • Conduct routine inspections of buildings, common areas, and grounds
  • Handle basic plumbing, electrical, drywall, painting, and carpentry repairs
  • Replace fixtures, light bulbs, filters, smoke detector batteries, and similar items
  • Coordinate with outside vendors when specialized repairs are needed
  • Maintain organized maintenance records and supply inventories
  • Ensure the property remains clean, attractive, and physically secure

 

Qualifications

  • Previous apartment, facilities, building, or general maintenance experience preferred
  • Ability to work independently with minimal supervision
  • Comfortable troubleshooting and completing basic repairs
  • Strong customer service skills and professional resident interactions
  • Reliable transportation and dependable attendance
  • Ability to lift up to 50 pounds and work indoors and outdoors as needed

 

Preferred Qualifications

  • Experience in apartment maintenance or property management maintenance
    • EPA Section 608 Certification preferred
  • Basic knowledge of plumbing, electrical, HVAC, and general building systems
  • Ability to respond to occasional after-hours maintenance calls when needed
