Position Summary

We are looking for a detail-oriented Foreclosure Coordinator to manage default loans through the foreclosure lifecycle. This role plays a critical part in ensuring loans progress from initial attorney referral to final sale or conveyance with precision, urgency, and full regulatory compliance.

You will work closely with foreclosure counsel, property preservation vendors, and internal teams to remove holds, resolve documentation gaps, and prevent timeline delays.   • Demonstrates a strong understanding of foreclosure timelines, first legal requirements, and investor guidelines across loan types.

  • Proactively manages tasks and milestones to ensure timely movement through the foreclosure process.

  • Identifies and escalates delays, holds, or exceptions that may jeopardize first legal or sale timelines.

  • Collaborates effectively with internal departments and external counsel to ensure foreclosure actions proceed without avoidable delay.

  • Maintains accurate documentation and system updates to reflect real-time loan status and critical dates.

  • Supports timely completion of property preservation activities, including securing, inspections, and conveyance readiness.

  • Communicates professionally and clearly across vendors and departments to support resolution of title issues, occupancy status, or legal holds.

  • Upholds company pillars through consistency, urgency, and ownership of results.

Key Responsibilities

  • Pipeline & Timeline Management: Monitor foreclosure timelines to ensure first legal actions and subsequent milestones occur within required regulatory, investor, and company timeframes.

  • Hold Resolution & Escalation: Identify and promptly resolve holds related to title, occupancy, documentation, or legal issues by collaborating with attorneys, vendors, and internal departments.

  • Vendor & Attorney Coordination: Communicate regularly with foreclosure counsel to confirm pending actions, validate loan status, and escalate urgent matters.

  • Property Preservation: Partner with property preservation teams to ensure timely property securing, utility management, inspections, and conveyance readiness.

  • System Accuracy & Compliance: Maintain accurate, real-time status updates in servicing systems, review daily reports to prevent stalled loans, and support audit response needs.

Education, Experience & Skills

  • Education: High School Diploma or GED required; Associate’s or Bachelor’s degree in Business, Legal Studies, or related field preferred.

  • Experience: 2+ years of experience in mortgage servicing, foreclosure, or default operations required.

  • Industry Knowledge: Hands-on understanding of foreclosure timelines, first legal requirements, state processes, and investor guidelines (FHA, VA, FNMA, FHLMC). Knowledge of HUD conveyance rules and curtailment avoidance is a plus.

  • Technical Proficiency: Intermediate skills in Microsoft Office (Excel, Word, PowerPoint). Experience with loan servicing platforms (FICS, MSP, or similar) preferred.

  • Core Skills: Strong organizational ability, sharp attention to detail, excellent communication, and the capability to manage strict deadlines in a fast-paced environment.
