Maintenance Technician – Apartment Turns

Location: West Baltimore, MD Schedule: Monday – Friday, 8:00 AM – 4:30 PM Pay Rate: $24.00/hour Experience Required: 2+ years

Job Summary

Our client, a residential property management company in West Baltimore, is seeking a reliable Maintenance Technician to perform apartment turns between resident move-outs and move-ins. This role is responsible for preparing vacant units to move-in-ready condition quickly, safely, and to a high quality standard.

Responsibilities

• Perform full apartment turns, including drywall patching/repair, painting, and touch-up work
• Inspect vacant units and identify repairs needed prior to re-leasing
• Repair or replace plumbing fixtures, faucets, toilets, and minor plumbing components
• Perform basic electrical repairs, including outlets, switches, and light fixtures
• Install, repair, or replace flooring, trim, doors, and hardware as needed
• Clean and inspect HVAC vents/filters and report larger HVAC issues
• Ensure appliances are in working order; perform minor appliance repairs
• Complete work orders in a timely manner and document completed work
• Maintain a clean, organized, and safe work environment
• Follow all safety procedures and property management standards
• Communicate professionally with property management staff and residents

Requirements

• Minimum 2 years of experience in maintenance, apartment turns, or a related trade
• Working knowledge of basic plumbing, electrical, drywall, and painting
• Ability to use hand and power tools safely and effectively
• Ability to lift up to 50 lbs and perform physical tasks (bending, kneeling, climbing ladders)
• Reliable transportation and punctual attendance
• Strong attention to detail and ability to work independently
• Good communication and time-management skills

Preferred Qualifications

• HVAC, electrical, or plumbing certifications
• Experience working in occupied residential communities
• Prior experience with property management or apartment communities

Schedule & Compensation

• Hours: Monday – Friday, 8:00 AM – 4:30 PM
• Pay: $24.00 per hour
