Reports To: Director of Property Management
We are seeking an experienced and detail-oriented Property Manager to oversee the day-to-day operations, financial performance, and physical upkeep of a property in the State College area. The ideal candidate will act as the primary liaison between property owners and tenants, driving high occupancy rates, managing vendor relationships, ensuring regulatory compliance, and delivering exceptional tenant satisfaction.
Operations & Tenant Relations:
Serve as the main point of contact for tenant inquiries, maintenance requests, and conflict resolution.
Coordinate seamless move-in and move-out inspections and onboarding for new residents/tenants.
Enforce community rules, occupancy policies, and lease terms consistently.
Leasing & Marketing:
Market vacant units across rental platforms and social media to attract prospective tenants.
Conduct property tours, screen applicants (background, credit, and income verification), and execute lease agreements.
Analyze market trends to establish competitive rental rates and maximize Net Operating Income (NOI).
Maintenance & Facilities:
Oversee routine, preventative, and emergency maintenance requests.
Contract and supervise third-party vendors (landscaping, security, cleaning, HVAC, plumbing).
Conduct regular property walks to ensure safety standards and curb appeal are maintained.
Financial Management & Administration:
Collect monthly rent, manage security deposits, and process late fees or delinquencies.
Prepare annual operational budgets, track expenses, and manage financial reporting.
Ensure full compliance with federal, state, and local Fair Housing and landlord-tenant laws.
Initiate and oversee legal/eviction proceedings when necessary.
Education & Experience:
High school diploma required; Bachelor’s degree in Business Administration, Real Estate, or related field preferred.
2–5+ years of experience in property management or real estate operations.
Valid Real Estate License or Property Management Certification (CPM, ARM, or CAM) is a strong plus.
Skills & Software:
Proficiency in property management software & MS Office Suite
Strong knowledge of local landlord-tenant laws, building codes, and Fair Housing regulations.
Excellent interpersonal, negotiation, and verbal/written communication skills.
Strong financial acumen (budgeting, P&L management, basic accounting)
