Maintenance Technician – Property & Grounds

Location: Groveland, FL
Pay: $18–$21 per hour, based on experience
Schedule: Full-Time | Rotating Day & Evening Shifts
Tentative Shifts: 5:00 AM–2:00 PM and 1:00 PM–9:00 PM

We are hiring dependable, hands-on Maintenance Technicians to help keep a property clean, safe, well-maintained, and looking its best.

This is an ideal opportunity for someone who is mechanically inclined, takes pride in their work, and can hit the ground running. The successful candidates will have experience with general maintenance, repairs, groundskeeping, or property maintenance and be comfortable working independently and as part of a team.

What You'll Do

General Maintenance & Repairs

• Perform basic carpentry, painting, and drywall repairs
• Repair walls, doors, windows, locks, fixtures, and other property items
• Identify maintenance issues and address minor repairs promptly
• Perform minor irrigation system repairs
• Power wash sidewalks, patios, and building exteriors as needed

Cleaning & Property Upkeep

• Clean and maintain common areas including lobbies, hallways, stairwells, laundry rooms, and restrooms
• Sweep, mop, and vacuum floors according to schedule
• Empty trash receptacles and manage waste/recycling
• Clean windows, glass doors, and mirrors in common areas
• Remove graffiti, cobwebs, debris, and other unsightly conditions
• Keep maintenance shops and storage areas clean and organized

Grounds & Exterior Maintenance

• Mow, trim, and edge lawns
• Maintain landscaping, flower beds, trees, and plants
• Water plants, trees, and lawns as needed
• Rake leaves and remove yard debris
• Keep parking lots, sidewalks, and outdoor common areas clean and free of hazards
• Assist with general landscaping and exterior property maintenance

What We're Looking For

• Previous experience in property maintenance, apartment maintenance, facilities maintenance or a related field
• Strong hands-on repair and troubleshooting skills
• Basic knowledge of carpentry, drywall, painting, plumbing, or electrical repairs is a plus
• Comfortable performing both maintenance and cleaning duties
• Able to work independently and prioritize daily tasks
• Dependable, punctual, and safety-conscious
• Able to work outdoors in Florida weather
• Physically able to perform the essential functions of the position, including standing, walking, lifting, bending, and performing repetitive tasks
• Ability to work rotating shifts, including early mornings and evenings
