OVERVIEW

Express is seeking an experienced and dependable Maintenance Supervisor to oversee the maintenance, repairs, upkeep, and overall condition of our rental properties and buildings in the Southern Pines, NC area. This position is responsible for coordinating maintenance operations, supervising maintenance personnel and contractors, responding to property-related issues, and ensuring that buildings, grounds, equipment, and rental units are maintained in a safe, clean, functional, and professional condition.

 

The ideal candidate is a hands-on leader with strong organizational and problem-solving skills who can manage multiple properties, prioritize work orders, communicate effectively with tenants and property management, and ensure maintenance work is completed efficiently and to a high standard.

 

Key Responsibilities

• Oversee maintenance and repairs for rental properties and buildings.
• Inspect properties, units, grounds, and equipment for repair and safety needs.
• Assign and track work orders and maintenance requests.
• Supervise maintenance staff, grounds personnel, and contractors.
• Perform or assist with general plumbing, electrical, HVAC, carpentry, painting, and building repairs.
• Coordinate emergency and preventative maintenance.
• Prepare rental units for new tenants and conduct property inspections.
• Schedule vendors and ensure quality, timely completion of work.
• Manage maintenance supplies, equipment, records, and repair estimates.
• Ensure compliance with safety standards, building codes, and company policies.
• Communicate professionally with tenants and address maintenance concerns promptly.
• Assist with renovations, property improvements, and special projects.
• Participate in after-hours or emergency on-call duties as needed.

Supervisory Responsibilities

• Lead, train, schedule, and evaluate maintenance staff.
• Assign daily work and monitor performance and quality.
• Ensure staff follow safety procedures and company standards.
• Coordinate staffing and resources across properties.

Requirements

• High school diploma or equivalent; trade training preferred.
• 3–5 years of maintenance or property maintenance experience.
• Supervisory experience preferred.
• Knowledge of general plumbing, electrical, HVAC, carpentry, painting, and building maintenance.
• Experience with rental properties or multiple buildings preferred.
• Strong problem-solving, organizational, and communication skills.
• Ability to lead a team and work independently.
• Valid driver’s license and reliable transportation.
• Ability to perform physical maintenance duties.

Preferred: Trade certifications, property-management software experience, and experience with contractors, budgets, renovations, and building projects.
