Building Maintenance Technician — Apartment Community
Location: Bay St. Louis, Mississippi
Pay: $20+ per hour, based on experience and qualifications
Employment Type: Full-Time

We are seeking an experienced and dependable Building Maintenance Technician to join our apartment community in Bay St. Louis, MS. The ideal candidate will have hands-on experience maintaining residential buildings and HVAC systems, with EPA Section 608 certification preferred/required.

Responsibilities:

• Perform routine and preventive maintenance throughout the apartment community.
• Troubleshoot and repair HVAC, electrical, plumbing, appliances, and general building systems.
• Diagnose and repair air-conditioning and heating systems.
• Complete apartment make-ready work between residents.
• Respond promptly to resident maintenance requests and emergency calls.
• Perform inspections of apartments, common areas, mechanical rooms, and grounds.
• Maintain pools, exterior areas, lighting, doors, locks, and other property components as needed.
• Work safely and follow applicable OSHA, EPA, and property safety procedures.
• Maintain accurate records of completed work and materials used.
• Coordinate with outside contractors when specialized repairs are required.
• Participate in an on-call rotation for after-hours maintenance emergencies.

Qualifications:

• Previous apartment, multifamily, commercial, or building maintenance experience preferred.
• EPA Section 608 certification required or strongly preferred.
• HVAC experience strongly preferred.
• Working knowledge of electrical, plumbing, carpentry, drywall, painting, and general repairs.
• Ability to troubleshoot problems independently and complete repairs efficiently.
• Valid driver's license and reliable transportation.
• Ability to lift up to 50 lbs., climb ladders, and work in indoor and outdoor conditions.
• Strong communication and customer-service skills.
• Dependable, professional, and able to work independently.
