Financial Analyst

Located in Long Beach, CA

Salary: $25.00 - $30.00 /hr

We are seeking a highly analytical, detail-oriented, and business-minded Financial Analyst for our client based in Seal Beach.  The Financial Analyst will support financial planning, reporting, forecasting, and performance analysis within a real estate and/or property management organization. The ideal candidate will have a strong understanding of real estate financials and the ability to translate financial data into meaningful business insights. This position will analyze property and company-level financial performance, identify trends and variances, support budgeting and forecasting, and provide management with actionable recommendations. 

 

The successful candidate will be comfortable working with large amounts of financial data, building and maintaining financial models, and collaborating with accounting, operations, property management, and executive leadership.

 

Real estate or property-management experience is highly preferred.

Key Responsibilities

Financial Analysis & Reporting

• Analyze financial data, budgets, operating results, and business performance.
• Prepare recurring and ad hoc financial reports, dashboards, and management presentations.
• Analyze property-level and company-level financial performance.
• Monitor revenues, operating expenses, cash flow, and other key financial metrics.
• Identify trends, patterns, and changes in financial performance.
• Analyze property operating results and assist management in understanding financial drivers.
• Prepare financial summaries and presentations for executives and management.

Budgeting & Forecasting

• Assist with annual budgeting and ongoing forecasting processes.
• Prepare and maintain property-level and company-level budgets and forecasts.
• Compare actual results against budgets and prior periods.
• Investigate significant variances and work with relevant teams to understand underlying causes.
• Update financial forecasts based on current operating performance and business assumptions.
• Support long-term financial planning and scenario analysis.

Real Estate Financial Analysis

• Analyze property income, expenses, operating margins, and profitability.
• Assist with analysis of Net Operating Income (NOI), operating expense ratios, and other real estate performance metrics.
• Evaluate property-level financial performance and identify opportunities to improve profitability.
• Support analysis of capital expenditures, maintenance costs, property improvements, and other major expenses.
• Assist with evaluating property performance, acquisition opportunities, dispositions, refinancing, or other real estate transactions as needed.
• Prepare financial analyses to support asset-management and property-management decisions.
• Research market conditions, rental trends, operating costs, and other factors affecting property performance.

Financial Modeling & Profitability Analysis

• Develop, maintain, and improve financial models using Excel and/or other analytical tools.
• Build forecasts, projections, and scenario analyses.
• Perform profitability and sensitivity analyses.
• Evaluate the financial impact of proposed business decisions and operational changes.
• Analyze potential cost-saving initiatives and opportunities to improve financial performance.
• Develop models to evaluate property, portfolio, and business-level performance.

Variance, Risk & Cost Analysis

• Identify significant variances between actual, budgeted, and forecasted results.
• Investigate revenue and expense variances and communicate findings to management.
• Identify financial risks, emerging trends, and potential areas of concern.
• Analyze operating expenses and identify potential cost-saving opportunities.
• Monitor key performance indicators and provide recommendations for improving financial results.

Market & Industry Research

• Research real estate market and industry trends.
• Monitor relevant economic, financial, rental, occupancy, and operating-cost trends.
• Analyze market data to help support business planning and investment decisions.
• Prepare research and analysis for management as requested.

Data Integrity & Financial Systems

• Maintain accurate financial data and analytical models.
• Review data for completeness, accuracy, and consistency.
• Reconcile analytical data with accounting and operational information as needed.
• Help identify and resolve data discrepancies.
• Maintain organized financial reports, models, supporting schedules, and documentation.
• Ensure financial information used for decision-making is reliable and up to date.

Management & Cross-Functional Support

• Provide management with financial insights, analysis, and recommendations.
• Translate complex financial information into clear, actionable conclusions.
• Collaborate with accounting, property management, operations, asset management, and executive leadership.
• Support special projects and ad hoc financial analyses.
• Assist with presentations and materials for management meetings.
• Respond to financial and operational questions with accurate, timely analysis.

Qualifications

Required

• Bachelor's degree in Finance, Accounting, Economics, Business, Real Estate, or a related field.
• 2–5+ years of experience in financial analysis, FP&A, accounting, real estate finance, asset management, or a related field.
• Strong analytical and quantitative skills.
• Advanced proficiency in Microsoft Excel, including financial formulas, pivot tables, lookups, and financial modeling.
• Experience preparing financial reports, budgets, forecasts, and variance analyses.
• Strong attention to detail and commitment to data accuracy.
• Ability to analyze large amounts of financial information and identify meaningful trends.
• Strong written and verbal communication skills.
• Ability to explain financial concepts and findings to non-financial stakeholders.
• Strong organizational skills and ability to manage multiple priorities.

Highly Preferred

• Experience in real estate, property management, commercial real estate, residential real estate, asset management, real estate investment, or development.
• Experience analyzing individual properties or real estate portfolios.
• Understanding of NOI, occupancy, rental income, operating expenses, capital expenditures, and property-level profitability.
• Experience with real estate or property-management accounting systems.
• Experience with Yardi, AppFolio, MRI, RealPage, or similar platforms.
• Experience with Power BI, Tableau, or other business-intelligence tools.
• Experience with real estate investment or financial modeling.
• Understanding of real estate acquisitions, dispositions, refinancing, or valuation.
• Experience working directly with property managers, accountants, asset managers, or real estate executives.
