Job Title: Apartment Maintenance Technician (Make-Ready & General Maintenance)

Job Summary:

The Apartment Maintenance Technician is responsible for maintaining the physical condition, safety, appearance, and functionality of apartment homes, common areas, amenities, and property grounds. This position performs routine maintenance, emergency repairs, preventive maintenance, apartment make-readies (turnovers), and assists in ensuring resident satisfaction through timely and professional service.

Essential Duties and Responsibilities

Apartment Make-Ready (Turnovers)

• Complete all apartment make-ready tasks to prepare units for new residents.
• Inspect vacant apartments and identify repairs needed before occupancy.
• Replace or repair damaged doors, windows, locks, screens, blinds, and hardware.
• Patch, repair, texture, and paint walls and ceilings.
• Install or replace light fixtures, ceiling fans, smoke detectors, and batteries.
• Replace flooring, baseboards, thresholds, and trim as needed.
• Repair or replace cabinets, countertops, shelving, and closet hardware.
• Clean and prepare units for final inspection.
• Ensure apartments meet company quality standards before move-in.

General Maintenance

• Perform routine maintenance and repairs throughout the property.
• Complete resident service requests promptly and professionally.
• Troubleshoot and repair maintenance issues in occupied and vacant apartments.
• Perform preventive maintenance on building systems and equipment.
• Maintain accurate records of completed work orders.

Plumbing

• Repair leaking faucets, toilets, sinks, garbage disposals, and shower fixtures.
• Unclog drains and sewer lines.
• Install and replace plumbing fixtures.
• Diagnose and repair water supply and drainage issues.
• Repair or replace water heaters when qualified.

Electrical

• Replace outlets, switches, breakers, GFCI devices, and light fixtures.
• Install ceiling fans and smoke detectors.
• Troubleshoot electrical problems using appropriate testing equipment.
• Replace bulbs and ballast as needed.
• Follow all electrical safety procedures.

HVAC

• Perform preventive maintenance on heating and air conditioning systems.
• Change filters.
• Clean condenser and evaporator coils.
• Diagnose HVAC issues.
• Repair or replace motors, capacitors, thermostats, contactors, and other components within certification level.
• Recharge refrigerant only if EPA certified.

Appliance Repair

• Repair and maintain:
  • Refrigerators
  • Dishwashers
  • Stoves and ovens
  • Microwaves
  • Washers and dryers
  • Garbage disposals
  • Range hoods

Carpentry

• Repair doors, cabinets, trim, shelving, fencing, and gates.
• Install locks and door hardware.
• Repair drywall and framing.
• Build or repair minor structures as needed.

Painting

• Paint interior and exterior surfaces.
• Match paint colors.
• Patch drywall.
• Prepare surfaces by sanding, caulking, and priming.

Grounds Maintenance

• Keep grounds clean and free of debris.
• Pressure wash sidewalks, breezeways, and buildings.
• Assist with trash removal and dumpster maintenance.
• Maintain parking lots and common areas.
• Report safety hazards immediately.

Safety and Compliance

• Follow OSHA regulations and company safety policies.
• Maintain a safe work environment.
• Properly store chemicals, tools, and equipment.
• Wear required personal protective equipment (PPE).
• Participate in safety training.

Customer Service

• Provide courteous and professional service to residents.
• Respond promptly to maintenance requests.
• Explain repairs to residents when appropriate.
• Maintain a positive attitude and professional appearance.
• Respect resident privacy while working in occupied apartments.

Emergency Maintenance

• Participate in an on-call rotation for after-hours emergencies.
• Respond to plumbing, electrical, HVAC, flooding, lockout, fire alarm, and other emergency maintenance situations.
• Take immediate action to minimize property damage and ensure resident safety.

Additional Responsibilities

• Maintain maintenance shop inventory.
• Keep tools and equipment in good working condition.
• Assist with inspections.
• Assist contractors as needed.
• Complete assigned projects.
• Perform other duties as assigned by the Maintenance Supervisor or Property Manager.

Required Qualifications

• High school diploma or GED preferred.
• One or more years of apartment maintenance experience preferred.
• Knowledge of HVAC, plumbing, electrical, appliance repair, drywall, painting, and carpentry.
• Ability to safely operate hand and power tools.
• Valid driver's license (if required).
• Ability to lift up to 75 pounds.
• Ability to climb ladders, work in confined spaces, and work outdoors in various weather conditions.
• Excellent problem-solving and communication skills.
• Ability to work independently and as part of a team.

Preferred Certifications

• EPA Section 608 Certification
• HVAC Certification
• OSHA 10 or OSHA 30
• CPO (Certified Pool Operator), if applicable
• First Aid/CPR certification

Physical Requirements

• Frequently stand, walk, bend, kneel, stoop, climb, crawl, and reach.
• Lift and carry up to 75 pounds.
• Work indoors and outdoors in varying temperatures.
• Operate maintenance equipment and power tools safely.
• Respond to emergencies outside normal business hours when on call.
