Maintenance Technician
Department: Property Management
Reports to: Senior Facilities Technician
Pay: $25.00 - $27.00 per hour, DOE (Depending on Experience)
Schedule: Monday - Friday, 8:00 AM - 4:30 PM
POSITION SUMMARY
The Maintenance Technician is responsible for performing routine maintenance and repairs on a variety of company-managed commercial real estate properties. Possesses the skills and knowledge required to perform quality work. Completes work in a timely manner and according to safety standards, while supporting predictive and preventive maintenance systems to achieve each property's business goals and objectives. This position works on behalf of Property Managers to ensure properties are maintained to a high standard.
ESSENTIAL FUNCTIONS
The Maintenance Technician performs installation, repair, and preventive maintenance services on a variety of commercial properties and is prepared to respond to a variety of service requests on a daily schedule. The technician is knowledgeable and skilled in plumbing, electrical, carpentry, and building maintenance repairs, and is capable of making recommendations, communicating solutions to Property Managers, and completing work upon approval.
Maintenance schedules are coordinated with Property Managers to ensure impacted parties are notified in advance. The technician works with vendors as needed on projects, orders materials, and supervises job performance to fulfill work objectives. This position is diligent in maintaining accurate work order status updates in the property management software application.
KEY RESPONSIBILITIES
- Self-directed and able to assess maintenance issues and determine the best approach to address them with little or no assistance.
- Develop and maintain a courteous and service-oriented rapport with all customers (tenants, building occupants, vendors, clients, and co-workers).
- Manage work orders electronically utilizing a smartphone.
- Develop and implement preventive maintenance programs.
- Implement safety procedures and protocols.
- Ensure all tenant/building work orders are responded to according to the maintenance schedule.
- Ensure all tenant/building work orders are addressed in a timely and efficient manner.
- Meet regularly with Property Managers to review work orders and submit completed work orders electronically.
- Create a monthly maintenance calendar with the goal of inspecting all properties on a quarterly basis and submitting monthly inspection reports to the Property Manager.
- Carry appropriate tools necessary to perform maintenance services.
- Perform all other duties as assigned.
SKILLS AND COMPETENCIES
- Strong skills and knowledge in building maintenance and repairs, including plumbing, electrical, construction, and carpentry.
- Team player with effective leadership and problem-solving skills.
- Demonstrated proficiency and experience utilizing current technology tools and software.
- Ability to develop and maintain effective internal and external tenant and vendor relationships.
- Clear and effective written and verbal communication skills.
- Organized and able to work independently in a variety of building environments.
MINIMUM REQUIREMENTS
- Three (3) to five (5) years of experience in commercial building maintenance or a related industry.
- Clean driving record and dependable vehicle capable of carrying tools and equipment.
- High school diploma or equivalent.
- Valid Oregon driver's license and proof of automobile liability insurance.
- Ability to pass a background screening and drug test.
- Available to work occasional overtime.
- Personal transportation required.
- Able to perform the physical requirements of the position, including climbing ladders, bending, stooping, pushing, pulling, lifting/carrying a minimum of 50 pounds, raising arms overhead, performing overhead work, and working effectively at heights.
ON-CALL REQUIREMENTS
This position participates in an after-hours emergency on-call rotation, shared among a team of 3-5 Maintenance Technicians. On-call duties rotate weekly and require responding to emergency maintenance requests outside of normal business hours as needed.
