Property Maintenance Technician

Location: Lodi, CA
Pay: Starting at $20.00+/hour DOE
Schedule: Full-Time | Monday–Friday | 8:00 AM–5:00 PM

Position Overview

We are seeking an experienced, dependable, and team-oriented Maintenance Technician to join our property management team. This full-time position supports two nearby apartment communities as a floater, working alongside an established maintenance team to ensure the properties remain safe, attractive, and well-maintained.

The ideal candidate is reliable, takes pride in their work, communicates well with residents and coworkers, and is committed to maintaining a consistent Monday–Friday, 8:00 AM–5:00 PM schedule. This role requires someone who can effectively prioritize work orders, provide excellent customer service, and assist in maintaining high standards throughout both communities.

Responsibilities

  • Prepare vacant apartment homes for new residents by completing repairs and ensuring units are move-in ready.

  • Perform general apartment maintenance, including electrical, plumbing, carpentry, drywall, painting, appliance repair, and fixture replacement.

  • Diagnose maintenance issues and complete repairs efficiently while maintaining quality workmanship.

  • Respond promptly to resident service requests and complete work orders in a professional and timely manner.

  • Perform preventative maintenance on apartments, buildings, and community equipment.

  • Inspect and maintain common areas, buildings, and grounds to ensure a clean, safe, and attractive environment.

  • Repair or replace doors, locks, windows, flooring, cabinets, countertops, lighting, plumbing fixtures, ceiling fans, appliances, and hardware as needed.

  • Assist with HVAC filter changes and perform basic HVAC troubleshooting (EPA Certification is a plus but not required).

  • Monitor and maintain building systems, including lighting, gates, security equipment, smoke detectors, fire extinguishers, and other life safety equipment.

  • Assist with inspections and identify maintenance concerns before they become larger issues.

  • Maintain accurate records of completed work orders, preventative maintenance, inventories, and inspections.

  • Assist with trash removal, grounds maintenance, and general property upkeep as needed.

  • Work closely with the Property Manager and maintenance team to prioritize repairs and ongoing projects.

  • Deliver notices or communications to residents when requested.

  • Follow all company safety policies and attend required safety meetings and training.

  • Report safety hazards, property damage, and incidents promptly.

  • Participate in an on-call rotation for after-hours emergencies, weekends, and holidays as needed.

  • Provide outstanding customer service by maintaining a professional, respectful, and positive attitude with residents, vendors, and fellow team members.

Qualifications

  • Minimum 1 year of residential apartment maintenance experience required.

  • Strong knowledge of plumbing, electrical, drywall, painting, carpentry, appliance repair, and general building maintenance.

  • Ability to troubleshoot maintenance issues and complete repairs independently.

  • Comfortable using hand tools, power tools, and maintenance equipment safely.

  • Excellent time management and organizational skills.

  • Ability to prioritize multiple work orders in a fast-paced environment.

  • Strong communication and customer service skills.

  • Must work well as part of a team and be willing to support coworkers when needed.

  • Dependable attendance with the ability to maintain a consistent Monday–Friday, 8:00 AM–5:00 PM schedule.

  • Comfortable floating between two nearby apartment communities during the workweek.

  • Valid California Driver's License with reliable transportation.

Physical Requirements

  • Frequently stand, walk, bend, kneel, squat, climb stairs, and use ladders.

  • Lift and carry up to 50 pounds regularly and up to 100 pounds with assistance.

  • Work indoors and outdoors in varying weather conditions.

  • Safely operate maintenance tools and equipment while performing physical tasks throughout the day.
