Position Summary:
The Apartment Maintenance Technician performs general maintenance, repairs, and preventative maintenance on apartment units and community property. This role requires experience in plumbing, electrical, HVAC, carpentry, painting, and appliance repair while providing excellent customer service to residents.

Key Responsibilities:

  • Complete service requests for occupied and vacant apartment homes in a timely manner.
  • Perform repairs involving plumbing, electrical systems, HVAC equipment, appliances, drywall, flooring, painting, and carpentry.
  • Prepare vacant units for new residents by completing make-ready work.
  • Conduct routine preventative maintenance on building systems, equipment, and common areas.
  • Respond to emergency maintenance calls, including after-hours emergencies as part of an on-call rotation.
  • Inspect property grounds and amenities to identify and address maintenance needs.
  • Maintain accurate records of completed work orders and preventative maintenance.
  • Ensure compliance with company policies and all applicable safety regulations.
  • Maintain inventory of tools, equipment, and maintenance supplies.
  • Provide courteous and professional service while interacting with residents, vendors, and team members.

Qualifications:

  • High school diploma or GED preferred.
  • Previous apartment maintenance or general maintenance experience preferred.
  • Working knowledge of plumbing, electrical, HVAC, appliance repair, drywall, painting, and carpentry.
  • EPA Section 608 Certification is preferred or required for HVAC-related work.
  • Ability to troubleshoot and complete repairs independently.
  • Valid driver's license and reliable transportation may be required.
  • Ability to lift up to 50 pounds, climb ladders, and work indoors and outdoors in varying weather conditions.
  • Strong communication, organizational, and customer service skills.

Physical Requirements:

  • Frequently stand, walk, bend, kneel, climb, and lift heavy materials.
  • Work in confined spaces and at heights when necessary.
  • Safely operate hand tools, power tools, and maintenance equipment.
