Maintenance Technician

Position Summary

We are seeking a dependable and skilled Maintenance Technician to join our team. The ideal candidate is a hands-on professional with experience in building maintenance, troubleshooting, and repairs. This role is responsible for maintaining the safety, functionality, and appearance of the property by performing preventative maintenance, responding to work orders, and completing repairs in a timely and professional manner.

The successful candidate will have experience with electrical, plumbing, drywall, painting, carpentry, and general building maintenance. We are looking for someone who takes pride in their work, has a positive attitude, and enjoys working as part of a team to provide exceptional service to residents, tenants, and guests.

Essential Duties & Responsibilities

Responsibilities include, but are not limited to:

Perform preventative maintenance and repairs on building systems, equipment, and common areas.
Troubleshoot and repair electrical, plumbing, drywall, painting, carpentry, and minor HVAC issues.
Complete assigned work orders accurately and efficiently while maintaining high-quality workmanship.
Inspect buildings, equipment, and grounds to identify maintenance needs and potential safety hazards.
Maintain pools, spas, and related equipment (CPO certification preferred).
Perform pressure washing, landscaping, irrigation inspections, and exterior property maintenance.
Repair and replace doors, locks, lighting fixtures, flooring, ceiling tiles, and other building components.
Assist with paver installation, concrete repairs, and other exterior improvement projects.
Maintain tools, equipment, and maintenance vehicles in safe working condition.
Respond promptly to emergency maintenance requests as needed.
Maintain clean, organized maintenance shops and storage areas.
Follow all OSHA safety standards and company policies.
Maintain accurate records of completed maintenance and repairs.
Assist with move-ins, move-outs, and unit inspections when applicable.
Work collaboratively with team members and communicate professionally with residents, vendors, and management.
Perform additional duties as assigned by the Maintenance Supervisor or Property Manager.

Qualifications

High school diploma or equivalent preferred.
Previous experience in residential, commercial, hotel, or property maintenance preferred.
Knowledge of electrical, plumbing, drywall, painting, carpentry, and general building maintenance.
Experience using power tools and hand tools safely.
Ability to diagnose maintenance issues and complete repairs independently.
Strong organizational and time management skills.
Ability to prioritize multiple work orders in a fast-paced environment.
Excellent communication and customer service skills.
Valid driver's license with a clean driving record preferred.
CPO Certification is a plus.

Physical Requirements

Ability to lift up to 50 pounds regularly.
Frequently walk, bend, kneel, climb ladders, and work in confined spaces.
Ability to work indoors and outdoors in varying weather conditions.
Ability to stand and walk for extended periods.
