Property Manager Job Summary:
We are seeking an experienced Property Manager to lead the daily operations of a newly constructed 118-unit affordable housing community in Grand Rapids. This role oversees leasing, compliance, financial reporting, maintenance coordination, and a small onsite team.
The ideal candidate has experience in affordable housing or LIHTC communities, strong leadership and organizational skills, and the ability to remain calm and professional while serving a diverse resident population in a fast-paced environment.
Property Manager Responsibilities:
- Oversee the daily operations of a 118-unit affordable housing community.
- Lead and support a small onsite team, including office staff and maintenance personnel.
- Manage all leasing activities, including applicant processing, lease execution, move-ins, and renewals.
- Ensure compliance with LIHTC, Fair Housing, and other applicable housing regulations.
- Coordinate resident communications while providing professional, respectful customer service.
- Review and manage maintenance requests and work closely with maintenance staff to prioritize repairs.
- Monitor occupancy, collections, budgets, vendor relationships, and overall property performance.
- Prepare reports and maintain accurate property documentation using Yardi.
- Conduct regular property inspections to ensure the community remains safe, clean, and well maintained.
- Partner with regional leadership to achieve operational and financial goals.
Schedule & Pay:
- Mon-Fri, 8:30am-5:00pm
- $50,000-$56,000 annually (Exempt)
Property Manager Qualifications:
- 3+ years of Property Management experience.
- Experience managing affordable housing or LIHTC communities strongly preferred.
- Previous leasing experience.
- Supervisory or leadership experience.
- Experience using Yardi or similar property management software.
- Strong organizational, communication, and problem-solving skills.
- Ability to remain calm and professional while handling challenging situations.
- Knowledge of Fair Housing regulations.
- Valid driver's license and reliable transportation.
- Real Estate Salesperson License, or ability to obtain one within six months of hire.
