Job Summary
The Maintenance Technician/Handyman is responsible for performing general maintenance, repairs, and preventive maintenance on residential, commercial, or industrial properties. This role ensures that buildings, equipment, and facilities remain safe, functional, and well-maintained by completing work orders and responding to maintenance requests in a timely manner.

Essential Duties and Responsibilities

• Perform routine maintenance and repairs on buildings, equipment, and property.
• Complete carpentry, painting, drywall, flooring, and minor remodeling projects.
• Repair and maintain plumbing, electrical, HVAC, and mechanical systems.
• Troubleshoot and resolve maintenance issues efficiently.
• Install fixtures, appliances, doors, locks, shelving, and other building components.
• Perform preventive maintenance to reduce equipment failures and extend asset life.
• Respond promptly to emergency maintenance requests.
• Inspect facilities regularly and identify repair needs.
• Maintain tools, equipment, and an organized work area.
• Order and manage maintenance supplies and replacement parts.
• Complete work orders accurately and maintain maintenance records.
• Follow all OSHA safety regulations and company policies.

Qualifications

• High school diploma or GED preferred.
• 2+ years of maintenance or handyman experience preferred.
• Working knowledge of plumbing, electrical, HVAC, carpentry, drywall, and painting.
• Ability to use hand tools, power tools, and maintenance equipment safely.
• Strong troubleshooting and problem-solving skills.
• Good communication and customer service skills.
• Valid driver's license and reliable transportation (if required).

Physical Requirements

• Frequently lift and carry up to 50 pounds.
• Ability to stand, walk, climb ladders, kneel, bend, and work in confined spaces.
• Ability to work indoors and outdoors in varying weather conditions.

Preferred Skills

• Experience with apartment, commercial, or industrial maintenance.
• Basic welding or fabrication experience.
• Knowledge of preventive maintenance programs.
• Ability to work independently with minimal supervision.
• Strong attention to detail and time management skills.
