Superintendent (Live-In)

Salary: $25-$30 per hour

We are seeking an experienced Maintenance Technician to oversee the daily operations and upkeep of a 70-unit garden style apartment community, ensuring all building facilities are properly maintained and tenant work orders are completed promptly and professionally. This full-time, on-site role requires demonstrated proficiency in plumbing, electrical, and a wide range of general maintenance skills, along with a strong commitment to safety, reliability, and resident satisfaction. Salary: $25.00 - $30.00/hr

 

KEY RESPONSIBILITIES

• Respond to service requests from management and tenants such as appliance repairs, simple plumbing/electric repairs, painting, etc.
• Perform general maintenance repairs and tasks in a manner that is safe to self, residents, and staff.
• Organizational skills to prioritize service requests and general maintenance tasks.
• Maintain a preventative maintenance program that minimizes emergency repairs, service requests and the utilization of outside contractors.
• Special projects or additional duties assigned by Supervisor that are essential for property operations.
• Work with tenants and other staff members in a positive manner.

 

Performing repairs including but not limited to;

• Plumbing / HVAC
• Electrical systems
• Appliance repairs
• Painting / Spackling
• Sheetrock/drywall repair
• General Carpentry
• Tiling / Grouting
• Snow / Ice removal

Maintenance Operations

• Perform routine, preventive, and corrective maintenance to ensure building systems operate efficiently.
• Identify potential issues early and implement solutions to reduce emergency repairs and downtime.
• Maintain clean, safe, and well-organized work areas, mechanical rooms, and common spaces.

Apartment Turnovers

• Coordinate and assist with apartment turnover, ensuring units are move-in ready.
• Work with outside contractors as needed to complete renovations, repairs, and upgrades on schedule.
• Must be able to diagnose problems and perform repairs across multiple trades.

Seasonal & Exterior Responsibilities

• Perform snow and ice removal to ensure safe access to the property during winter months.
• Assist with general exterior maintenance and upkeep as needed.

Requirements:

• Must have 5+ years of experience in property maintenance, handling work orders and performing preventative maintenance.
• Available to be on calls during the weekdays and weekends as necessary to respond to emergency calls/work orders.
• Must have own tools and valid driver's license.
