Job Summary:
We’re looking for a highly dependable and detail-oriented professional to take on a hands-on Property Maintenance Manager role supporting a portfolio of upscale vacation rental properties in Big Sky. This position is responsible for maintaining the overall condition, functionality, and guest-readiness of multiple luxury homes, ensuring each property meets exceptional standards year-round.
The ideal candidate will have a strong background in property maintenance, excellent problem-solving skills, and the ability to manage multiple properties in a fast-paced, hospitality-driven environment. This role requires someone who is proactive, organized, and takes pride in delivering a seamless, high-end guest experience.

Duties:
• Perform routine and preventative maintenance across multiple vacation rental properties.
• Ensure all homes are guest-ready and maintained to luxury hospitality standards.
• Inspect properties regularly and address maintenance needs proactively.
• Diagnose and repair plumbing, electrical, HVAC, and general maintenance issues.
• Coordinate and oversee vendors, contractors, cleaners, and service providers.
• Respond to urgent maintenance issues to minimize guest disruption.
• Manage seasonal property needs including winterization, snow removal coordination, and seasonal setup.
• Maintain exterior grounds and curb appeal across all properties.
• Track and maintain inventory of tools, supplies, linens (if applicable), and equipment.
• Maintain detailed maintenance logs, service schedules, and property records.
• Assist with turnovers as needed to ensure timelines and quality standards are met.
• Support property improvements, upgrades, and special projects.
• Ensure safety, security, and overall operational efficiency of each property.
• Travel between properties, storage locations, and vendors as required.
• Communicate effectively with management, team members, and external partners.
• Protect brand reputation by ensuring consistent, high-quality property conditions.
• Other duties as assigned.
Knowledge, Skills, Abilities:
· Strong attention to detail, organizational skills, and ability to manage multiple properties.
· Strong troubleshooting and problem-solving abilities across multiple trades.
· Experience with property maintenance, vacation rentals, hospitality, or estate management preferred.
· Skilled in general trades: plumbing, electrical, mechanical systems, and repairs.
· Ability to prioritize tasks in a fast-paced, guest-focused environment.
· Professional communication skills and customer-service mindset.
· Technology skills: Microsoft Office, mobile apps, and ability to learn property management software.
· 3+ years’ experience in a similar maintenance or property management role preferred.
· Valid driver’s license with a clean driving record required.
· Must have dependable transportation and be willing to travel regularly between properties.
Pay:
$25.00 per hour (DOE)
Schedule:
Monday – Friday, typical daytime hours
Flexibility required for weekends, evenings, and on-call needs to support guest stays and property needs
