Apartment Maintenance Tech

Job Overview:
We are seeking a skilled and dependable Maintenance Technician to support daily maintenance operations for a residential community. This role is responsible for completing repairs, responding to work orders, assisting with unit turnovers, and ensuring the property remains safe, clean, and well-maintained.

 

Weekly: Hours: 36  

 

Schedule: 7am-1pm

 

Responsibilities:

  *Perform basic electrical repairs (appliances, fixtures, switches, outlets, circuits).
  *Complete light plumbing tasks, including clearing stoppages and replacing fittings.
  *Handle carpentry and general repair work such as fitting doors, freeing windows, building shelves, sanding floors, and painting.
  *Replace broken items including glass, tile, carpet, screens, garbage disposals, fixtures, appliances, draperies, and locks.
  *Assist with custodial and groundskeeping tasks in common areas (sweeping, mopping, vacuuming, trash removal, window cleaning).
  *Respond promptly and professionally to resident maintenance requests and work orders.
  *Assist with move-in/move-out inspections and complete make-ready tasks for vacant units.
  *Maintain knowledge of property shut-offs (water, gas, fixtures) and sewer clean-outs.
  *Keep accurate records of maintenance work, inspections, inventory, and preventive maintenance.
  *Report maintenance concerns or resident issues to management in a timely manner.
  *Conduct routine inspections of units and common areas; perform repairs as needed.
  *Follow OSHA and company safety policies at all times.
  *Communicate professionally with residents, contractors, and property management.
  *Track and manage maintenance materials and inventory as needed.
  *Perform additional duties as assigned.

Physical Requirements

  *Moderate standing, walking, sitting, lifting, carrying, pushing, and pulling up to 30 lbs.
  *Occasional lifting, carrying, pushing, or pulling above 30 lbs.
  *Moderate bending, stooping, kneeling, crouching, crawling, twisting, and climbing stairs/ladders.
  *Occasional driving and computer work for documentation.

Qualifications

  *Previous maintenance, repair, or building operations experience preferred.
  *Basic knowledge of electrical, plumbing, carpentry, and general maintenance.
  *Ability to work independently and manage multiple tasks.
  *Strong communication and customer service skills.
