Job Title: Facilities Manager
Pay: $20 - $27 per hour (based on experience)
Schedule: Full-Time, 40 hours per week
Location: Irmo, South Carolina 29063
Hours: Monday - Friday | 7:30 AM - 4:00 PM Must be flexible to work occasional evenings, weekends, and Sundays as needed
Supervises:
One part-time maintenance worker (assists with table and chair setup/breakdown) External contractors and vendors
Job Summary: The Facilities Manager is responsible for maintaining and overseeing all aspects of the Union UMC campus, including the upkeep, safety, and functionality of buildings, grounds, vehicles, furnishings, and equipment. This role ensures the church environment remains clean, safe, and operational while coordinating repairs, maintenance projects, vendors, and contractors.
Primary Responsibilities
Church Facilities:
-Oversee general maintenance, repair, and upkeep of all church buildings and grounds -Identify maintenance needs and proactively address repairs and improvements -Coordinate and supervise building contractors, vendors, and service providers -Propose and manage contractual agreements with service providers -Work closely with the Trustees Committee and church administrator on facility operations and maintenance planning -Assist with oversight of the church facilities budget (approximately $500,000+ annually) -Collaborate with church leadership on long-term building improvements and construction projects -Validate vendor invoices and coordinate with finance staff to ensure proper payment -Attend weekly staff meetings and monthly meetings with the Trustees and Safety & Security teams
Perform minor repairs and maintenance including:
-- Electrical fixtures -- Plumbing fixtures -- HVAC systems -- Carpentry and cabinetry -- Doors, windows, and hardware -- Roofs and ceilings -- Concrete and masonry structures -Maintain supplies for facility operations such as cleaning products, lighting, keys, and paper goods -Coordinate volunteers for facility support, light maintenance, and event setup -Oversee setup and breakdown for church events including worship services, meetings, weddings, funerals, and special events -Manage church-wide recycling programs -Assign tasks and projects to maintenance staff
Church Vehicles:
-Oversee maintenance and operation of church vehicles including buses, golf carts, and trailers -Ensure vehicles are cleaned, maintained, and in proper working condition -Provide training and maintain records for staff or volunteers operating church vehicles
Safety & Security:
-Oversee campus security including camera systems, door locks, and keypad access -Maintain fire safety systems, alarms, extinguishers, AEDs, and emergency equipment -Coordinate with vendors for security and monitoring systems -Serve on the Safety & Security Committee and advise on safety matters affecting the campus
Minimum Qualifications:
-High school diploma or equivalent required -Associate degree or certificate in Facilities Management preferred -At least 3 years of experience in general facility maintenance, repair, or building operations -Working knowledge of janitorial services, HVAC, electrical systems, plumbing, carpentry, painting, -roofing, and grounds maintenance -Ability to use Microsoft Office Suite; basic IT knowledge is a plus -Valid South Carolina driver's license required -Ability to read and understand English
Physical Requirements:
-Ability to lift 50 lbs frequently and up to 100 lbs occasionally -Ability to perform prolonged walking, standing, bending, stooping, kneeling, climbing, and reaching -Ability to climb stairs or ladders up to 20 feet for maintenance tasks -Full range of motion required to operate manual, electric, and gas-powered maintenance equipment
