Job Summary

A growing property management company is seeking an experienced and detail-oriented Property Repair Estimator to assess maintenance and repair needs for residential properties and prepare accurate repair estimates. This role is responsible for evaluating damages, creating scopes of work, coordinating with vendors and maintenance teams, and ensuring repairs are completed efficiently and cost-effectively to maintain the quality and safety of managed properties.

Key Responsibilities

  • Conduct inspections of residential rental properties, apartments, and homes to assess repair and maintenance needs
  • Prepare accurate repair estimates and scopes of work for property turns, maintenance repairs, and renovations
  • Evaluate damages related to plumbing, electrical, HVAC, drywall, flooring, roofing, painting, appliances, carpentry, and general maintenance
  • Coordinate with maintenance teams, contractors, and vendors to obtain pricing and schedule repairs
  • Review vendor bids and recommend cost-effective repair solutions
  • Monitor repair projects to ensure work is completed properly, on time, and within budget
  • Assist with move-in/move-out inspections and estimate costs for property damages and turnovers
  • Maintain detailed records, estimates, invoices, and repair documentation
  • Ensure repairs comply with company standards, local codes, and safety regulations
  • Communicate professionally with property managers, vendors, tenants, and ownership groups regarding repair timelines and expectations

Qualifications

  • Previous experience in property management, construction estimating, maintenance coordination, facilities management, or residential renovations preferred
  • Strong knowledge of residential property repairs and maintenance systems
  • Understanding of plumbing, electrical, HVAC, drywall, flooring, painting, roofing, and carpentry repairs
  • Ability to read work orders, repair scopes, and vendor proposals
  • Strong mathematical, organizational, and problem-solving skills
  • Proficiency in Microsoft Office and property management software preferred
  • Excellent communication and vendor management skills

Requirements

  • Must have a valid driver’s license and reliable transportation to travel between properties
  • Ability to walk properties, climb stairs, bend, stoop, and occasionally lift up to 50 lbs
  • Strong attention to detail and ability to manage multiple repair projects simultaneously
  • Must be dependable, professional, and customer service oriented

Schedule & Pay (Customize as Needed)

  • Schedule: Monday–Friday
  • Employment Type: Full-time / Temp-to-Hire
  • Pay Rate: Based on experience
