Property Manager / Community Manager Job Description

Position Summary

The Property Manager is responsible for overseeing the daily operations of a residential community. This role serves as the on-site leader, ensuring the property operates efficiently, meets financial goals, and delivers a high-quality living experience for residents.

Essential Duties & Responsibilities

Property Operations

  • Oversee all aspects of community operations, including leasing, maintenance, financial performance, and administration
  • Ensure the property is consistently maintained to company standards
  • Implement and enforce policies and procedures

Team Leadership

  • Supervise and support on-site staff, including leasing and maintenance personnel
  • Provide training, coaching, and performance management
  • Foster a collaborative and customer-focused team environment

Leasing & Resident Relations

  • Drive occupancy through effective leasing and marketing strategies
  • Manage the leasing process, including applications, renewals, and move-ins
  • Maintain strong resident relationships and promptly address concerns and service requests
  • Promote resident retention and satisfaction

Financial Management

  • Manage property budget, expenses, and revenue performance
  • Monitor rent collections and ensure timely financial reporting
  • Identify opportunities to improve profitability and control costs

Compliance & Risk Management

  • Ensure compliance with all applicable housing laws, regulations, and safety standards
  • Maintain adherence to fair housing requirements
  • Identify and mitigate potential risks and liabilities

Maintenance Oversight

  • Coordinate property maintenance and repair activities
  • Ensure work orders are completed in a timely and professional manner
  • Conduct regular inspections to maintain property condition and curb appeal

Qualifications & Skills

  • Previous property management or related experience preferred
  • Strong leadership and team management skills
  • Knowledge of leasing, budgeting, and property operations
  • Excellent communication and customer service abilities
  • Ability to manage multiple priorities in a fast-paced environment
  • Familiarity with local and federal housing regulations
