Property Maintenance Technician

Located in Blacksburg, VA

We are seeking a reliable and skilled Property Maintenance Technician to maintain the safety, functionality, and appearance of commercial properties. The ideal candidate will perform routine maintenance, troubleshoot repair issues, complete preventative maintenance tasks, and ensure properties are maintained to high operational and customer service standards.

Key Responsibilities

• Perform general maintenance and repair work including plumbing, electrical, HVAC, carpentry, painting, and appliance repairs.
• Conduct routine inspections of buildings, systems, and equipment to identify maintenance needs and safety concerns.
• Respond promptly to maintenance requests and emergency repair situations.
• Complete preventative maintenance schedules for property systems and equipment.
• Maintain grounds, common areas, and exterior property appearance as needed.
• Troubleshoot issues and determine appropriate repair solutions.
• Coordinate with vendors and contractors for specialized repairs when necessary.
• Ensure compliance with company policies, building codes, and safety regulations.
• Maintain accurate records of maintenance work, supplies, and repair logs.
• Monitor inventory of maintenance supplies and equipment.
• Assist with unit turnovers, including cleaning, painting, and preparing units for occupancy.
• Provide professional and courteous service to tenants, residents, and staff.

Qualifications

• High school diploma or equivalent required.
• Previous property maintenance, facilities maintenance, or related experience preferred.
• Basic knowledge of plumbing, electrical, HVAC, carpentry, and general building maintenance.
• Ability to safely use hand tools, power tools, and maintenance equipment.
• Strong troubleshooting and problem-solving skills.
• Good communication and customer service abilities.
• Ability to work independently and manage multiple tasks efficiently.
• Valid driver’s license and reliable transportation may be required.
• HVAC certification, EPA certification, or other trade certifications are a plus.

Physical Requirements

• Ability to lift and carry up to 50 pounds.
• Ability to stand, walk, bend, climb ladders, and work in various weather conditions.
• Ability to respond to on-call or after-hours maintenance emergencies if required.

Work Environment

• Residential apartment communities, commercial properties, or mixed-use facilities.
• Indoor and outdoor work environments.
• May require occasional evening, weekend, or emergency on-call availability.
