Maintenance Technician

Location: Salem, OR & Surrounding Areas
Pay: $22–$28/hr DOE
Schedule: Monday–Friday, 8:00 AM – 5:00 PM (On-call rotation required)

Job Summary:
Express Employment Professionals is seeking a skilled Maintenance Technician to support residential and multifamily properties throughout Salem and the surrounding areas. This is a full-time, hands-on role responsible for completing a wide range of maintenance tasks, leading projects, and ensuring properties are well-maintained and resident-ready. The ideal candidate is self-motivated, dependable, and comfortable working both independently and as part of a team.

Key Responsibilities:
• Perform general maintenance including electrical, plumbing, carpentry, appliance repair, and exterior upkeep
• Troubleshoot and resolve maintenance issues efficiently (routine and emergency)
• Complete apartment turnovers, ensuring units are ready for new residents
• Conduct inspections (move-in/move-out, annual, HUD, REAC, insurance, etc.)
• Track and manage work orders using a tablet or computer system
• Maintain cleanliness of property grounds, common areas, and amenities
• Communicate effectively with management regarding maintenance needs
• Assist with training and supporting junior maintenance staff
• Conduct routine vehicle inspections and maintain a clean work van
• Keep maintenance storage areas organized and stocked
• Follow all safety procedures and protocols
• Participate in on-call rotation (minimum 1 week per month)

Qualifications:
• 1+ year of maintenance experience required (3+ years preferred)
• 2+ years of plumbing, electrical, and carpentry experience required
• Strong troubleshooting and problem-solving skills
• Previous leadership or supervisory experience is a plus
• Valid Oregon Driver’s License required
• Ability to work independently and prioritize tasks effectively
• Strong communication and customer service skills

Physical Requirements:
• Ability to lift up to 50 lbs
• Frequent standing, walking, bending, kneeling, and climbing
• Comfortable working indoors and outdoors in varying conditions
• Use of hand and power tools, ladders, and maintenance equipment

Work Environment:
• Fast-paced, hands-on role with regular interaction with residents and team members
• Exposure to construction materials, cleaning products, and weather conditions
• Use of digital devices to manage and complete tasks
