Apartment Maintenance Technician (HVAC / Plumbing / Electrical)

Location: Bellefontaine, OH
Pay: $21.00 / Hour
Schedule: First Shift | 8:00 AM – 5:00 PM
Job Type: Full-Time

Responsibilities

Daily Maintenance & Work Orders

• Complete resident work orders in a timely and professional manner
• Prioritize emergency and urgent maintenance requests
• Perform general property maintenance and repairs across assigned locations

Apartment Turnover / Make-Ready

• Prepare vacant units for new residents using established checklists
• Perform full make-ready maintenance, including:
• Appliance repair or replacement (refrigerators, ovens, dishwashers, microwaves, washers/dryers)
• Drywall repair, painting, and wall restoration
• Flooring repairs (carpet, tile, vinyl, etc.)
• Door, lock, and window repair or replacement
• Inspect and test smoke detectors, CO detectors, and emergency lighting

Plumbing Maintenance

• Repair and maintain plumbing systems in units and buildings
• Replace or install valves, pipes, fittings, faucets, and fixtures
• Repair toilets (flappers, wax rings, flush valves, tank components)
• Clear clogged drains and repair garbage disposals
• Repair or replace water heaters (gas and electric)

HVAC & Electrical Maintenance

• Perform routine HVAC maintenance and troubleshooting
• Replace filters and complete preventive HVAC service tasks
• Diagnose and repair HVAC components (motors, blowers, pumps, wiring, etc.)
• Troubleshoot and repair electrical systems from panel to end use
• Replace switches, outlets, lights, fans, and fixtures
• Use diagnostic tools (voltmeter, ohmmeter, ammeter) to identify issues

Qualifications

• Minimum 1 year of experience in apartment maintenance or a related technical field
• Strong knowledge of HVAC, plumbing, and electrical systems
• Ability to perform general maintenance, troubleshooting, and repairs independently
• OSHA, EPA, HVAC, Plumbing, or Electrical certifications preferred but not required
• Strong attention to detail and problem-solving skills
• Ability to respond to emergency maintenance situations when needed
