Maintenance Manager -

 

Position Overview

We are seeking an experienced and reliable Maintenance Manager to oversee all maintenance operations for our 3 unit apartment community. This role is responsible for ensuring the property is well-maintained, safe, and provides a high-quality living environment for our residents while managing maintenance staff and vendor relationships.

 

Key Responsibilities

Property Maintenance & Operations

  • Oversee all aspects of property maintenance including plumbing, electrical, HVAC, carpentry, painting, and general repairs
  • Conduct regular property inspections to identify and address maintenance needs proactively
  • Respond to emergency maintenance situations promptly and effectively
  • Ensure all common areas, grounds, and building exteriors are well-maintained and presentable
  • Manage apartment turn preparation between residents, ensuring units are rent-ready in a timely manner

Staff Management & Leadership

  • Supervise and schedule maintenance technicians and porter staff
  • Train maintenance team on safety procedures, proper techniques, and customer service standards
  • Conduct performance evaluations and provide ongoing coaching and development
  • Coordinate on-call rotation schedule for after-hours emergencies

Vendor & Budget Management

  • Obtain bids and manage relationships with contractors and vendors
  • Ensure all work performed by outside contractors meets quality standards
  • Monitor maintenance budget and control expenses while maintaining quality standards
  • Maintain inventory of supplies, tools, and equipment
  • Process invoices and maintain accurate records of all maintenance activities

Compliance & Safety

  • Ensure compliance with all federal, state, and local housing regulations and safety codes
  • Maintain required certifications for pool, HVAC, and other systems as applicable
  • Implement and enforce safety protocols for staff and residents
  • Maintain accurate records of inspections, repairs, and preventive maintenance

Resident Relations

  • Provide excellent customer service to residents regarding maintenance concerns
  • Communicate clearly about maintenance schedules and any disruptions to service
  • Follow up on work orders to ensure resident satisfaction

Required Qualifications

  • High school diploma or equivalent; technical certification or associate degree preferred
  • Minimum 3-5 years of experience in property maintenance, with at least 2 years in a supervisory role
  • Strong knowledge of HVAC, electrical, plumbing, and general building systems
  • Valid driver's license and reliable transportation
  • Ability to be on-call for emergencies and work flexible hours including occasional evenings and weekends
  • EPA certification and HVAC certification preferred
  • Fair Housing certification (or willingness to obtain upon hire)

Physical Requirements

  • Ability to lift up to 50 pounds regularly
  • Comfortable working on ladders, in confined spaces, and in various weather conditions
  • Ability to stand, walk, bend, and climb stairs throughout the workday
