Position Summary

The Vertical Project Manager – Building Construction is responsible for overseeing the full lifecycle of vertical construction projects, from pre-construction planning through final occupancy. This role manages scope, budget, schedule, quality, and stakeholder coordination to ensure successful delivery of new building developments.

The Project Manager serves as the primary liaison between owners, architects, engineers, contractors, inspectors, and regulatory authorities, ensuring compliance with all building codes and safety standards.

Key Responsibilities

Pre-Construction & Planning

  • Define project scope, objectives, and deliverables
  • Lead budgeting, scheduling, and feasibility analysis
  • Manage architect and engineering selection and coordination
  • Oversee permitting and regulatory approvals
  • Develop procurement strategies and bid packages

Construction Execution

  • Manage general contractors and subcontractors
  • Monitor construction progress against schedule
  • Conduct regular site inspections
  • Ensure compliance with local building codes, safety regulations, and quality standards
  • Review and approve change orders
  • Identify and mitigate project risks

Financial Management

  • Develop and manage project budgets
  • Track costs, forecasts, and financial reporting
  • Approve contractor invoices and manage payment schedules
  • Control contingency usage

Stakeholder Management

  • Communicate project status to executive leadership and stakeholders
  • Coordinate with internal departments (operations, facilities, finance)
  • Manage client expectations and resolve escalated issues

Project Closeout

  • Oversee inspections and occupancy certifications
  • Ensure punch list completion
  • Coordinate handover to facilities/operations team
  • Maintain project documentation and closeout reports

Qualifications

Education & Experience:

  • 5–10+ years of building construction project management experience
  • Experience managing ground-up or large-scale renovation projects

Skills & Competencies:

  • Strong knowledge of construction methods and building systems
  • Understanding of structural, mechanical, electrical, and plumbing (MEP) systems
  • Budget management and cost control expertise
  • Contract administration and negotiation skills
  • Risk assessment and mitigation planning
  • Strong leadership and team coordination abilities
  • Proficiency in project management and scheduling software
