Fixed Facilities Technician (LAX APM)
Under minimal supervision, the Fixed Facilities Technician will safely and effectively perform general, corrective, preventive and operation & maintenance of facilities. Responsible for the maintenance and repair of the facility's structure, equipment and grounds, including all trades (mechanical, plumbing, electrical, HVAC, etc.). Performs trades work, such as carpentry or painting, in the construction, repair or alteration of structures such as walls, roofs or office fixtures. Conducts routine, periodic, or special inspections to determine repair and maintenance work necessary to prevent breakdowns of facilities, machinery, and equipment. Uses blueprints, sketches, layouts, wiring diagrams, drawings, and specifications.
- Knowledge of applicable standards or regulations, and may require specific trade certifications.
- Safely maintain the facility in accordance with all applicable government and regulatory requirements. Demonstrate safe behaviors. Identify and assess safety hazards and risks. Follow and enforce safety rules. Participate in the investigation of incidents.
- Perform complex lock-out tag-out of building and process systems.
- Perform all other maintenance and maintenance-related tasks as directed.
- Conduct visual facility rounds, inspections and equipment logs to ensure that buildings, equipment and systems are functioning as designed and at 100% up-time.
- Identify potential problems and make adjustments to correct, or otherwise troubleshoot, formulate and execute solutions for corrective repair.
- Ensure that operational logs, work requests and other documentation are completed promptly and accurately.
Minimum Requirements:
- High School diploma or equivalent
- Proficient in the English Language
- Must have a valid driver’s license
- Must be able to work a 24/7/365 schedule, including weekends & holidays
- Must be able to work variable hours and shifts
- Basic mechanical or maintenance experience, understanding of use with general hand tools
- Disciplined, self-starter, ability to handle down time and high stress
- Must obtain and maintain certifications in compliance with all state and federal regulations applicable to this position
- Basic computer skills, including a working knowledge of MS Office programs
Minimum Physical Requirements:
- May be required to lift up to 50 pounds
- May occasionally be required to climb steep stairs and walk long distances.
- Work on elevated surfaces is required
- Work may be performed inside the facility or outside in various weather elements
- Frequently exposed to moving mechanical parts
- Occasionally exposed to fumes or airborne particles, extreme cold, extreme heat
- Risk of electrical shock and vibration
- Moderate to loud noise level in work environment.
- May be required to work in a train yard with live power tails and moving equipment.
- Employees are required to be able to operate heavy equipment, cranes, forklifts and Company vehicles.
- Ability to work in cramped spaces such as closets, crawl spaces, attics, vaults, etc.
- Ability to walk a large, campus-like setting, climb stairs, work on a ladder, operate electric hand tools, carry tools, lift and carry heavy loads, operate a motor vehicle and navigate rooftops to access equipment
- On-call to respond off hours
Preferred Qualifications
- 5 years of direct experience maintaining commercial and/or industrial mechanical equipment
- Demonstrated aptitude for, and/or practical experience with, electrical and/or mechanical systems, as well as computer maintenance management system (CMMS)
- Ability to read and understand technical documents such as operating manuals and architectural/mechanical/electrical/piping drawing
- Ability to systematically identify, analyze and solve maintenance problems
- Excellent communication and customer service skills
- Understanding of basic HVAC
- Experience with building automation systems
- Experience with multi-site building operations
