We are seeking a reliable and skilled Irrigation & Maintenance Technician to join our property management team. This role is responsible for maintaining irrigation systems, performing routine property maintenance, and ensuring our communities remain safe, functional, and well‑maintained. The ideal candidate is proactive, detail‑oriented, and able to work independently across multiple properties.

Key Responsibilities

Irrigation

  • Inspect, troubleshoot, and repair irrigation systems, including valves, timers, pumps, and sprinkler heads
  • Adjust irrigation schedules for proper coverage and water efficiency
  • Identify leaks, breaks, and system failures and complete timely repairs
  • Conduct seasonal system checks and prepare systems for weather changes
  • Monitor water usage and recommend improvements to reduce waste

General Maintenance

  • Perform routine property maintenance including minor plumbing, electrical, and carpentry repairs
  • Maintain common areas, including landscaping support, debris removal, and exterior upkeep
  • Respond to maintenance requests and work orders promptly
  • Assist with preventative maintenance programs
  • Conduct regular property inspections to identify issues early

Safety & Compliance

  • Follow all company safety protocols and OSHA guidelines
  • Maintain accurate records of work performed and materials used
  • Communicate effectively with property managers, tenants, and vendors
  • Ensure all work meets company standards and local code requirements

Qualifications

  • Experience in irrigation repair, landscaping maintenance, or property maintenance
  • Ability to diagnose and repair irrigation components (sprinkler heads, valves, controllers, lines)
  • Basic knowledge of plumbing, electrical, and general building maintenance
  • Strong problem‑solving skills and attention to detail
  • Ability to work outdoors in various weather conditions
  • Valid driver’s license and reliable transportation
  • Ability to lift 50+ lbs. and perform physical tasks
  • Bilingual in English and Spanish is required

Preferred Skills (Not Required)

  • Irrigation technician certification
  • Experience with commercial or multi‑family properties
  • Familiarity with smart irrigation controllers

Work Schedule & Compensation
