Express Employment Professionals Cincinnati East is now hiring a Maintenance Specialist for a commercial property in Georgetown, OH. The Maintenance Specialist keeps apartment projects, rental property, and other similar buildings in clean and orderly condition and paints interior and exterior surfaces; repairs drywall; inspects hot water heaters, gutters and downspouts, roof, fascia, and major appliances; fertilize and mow lawns and remove snow/ice.

Core Functions:

• Maintain all work orders and master maintenance file.
• Paint all units according to the painting schedule and during unit turnover. Will repair drywall as needed. Will provide for the exterior painting according to the painting schedule.
• Maintain and update the painting schedule for all projects.
• Inspect all hot water heaters on an annual basis and prepare report.
• Inspect and clean all gutters and downspouts on a semi-annual basis at all projects and prepare written report.
• Inspect the roof and fascia on a semi-annual basis at all projects and prepare written report.
• Inspect major appliances on an annual basis at all projects and prepare written report.
• Maintain building, performing minor and routine plumbing, electrical wiring and other related maintenance activities. Replace air conditioner filters.
• Notify management concerning need for major repairs or additions to lighting, heating, and ventilating equipment.
• Ensure that all lawns and plants are fertilized and trimmed at appropriate time of year.
• Remove snow, ice and debris in a timely manner.
• Sweep, mop, scrub, and vacuum hallways, stairs, and office space.
• Maintain all equipment according to maintenance manuals and document accordingly.
• Perform minor carpentry tasks.
• Must be on call to respond to emergency maintenance needs.
• Perform minor electrical; plumbing maintenance tasks.
• Accurately complete maintenance work order forms.

Shift & Pay:

Shift: 1st Shift, Mon-Fri 8am-4:30pm
Pay: $14.37 - $18.79/hour, based on experience
