Job Title: Maintenance Technician

Pay: $20 - $23 per hour, based on experience   

We are seeking a reliable and skilled Maintenance Technician to support residential properties including condos, townhomes, and vacation homes along the Gulf Coast. This role is ideal for a hands-on professional who takes pride in quality work, responds well to service requests, and understands the fast-paced needs of property management and short-term rentals.

Responsibilities

• Perform routine maintenance and repairs for residential properties (condos, townhomes, vacation homes)
• Troubleshoot and repair plumbing, electrical, HVAC (basic), appliances, and fixtures
• Complete preventative maintenance and property inspections
• Prepare units for guest arrivals and owner occupancy (turnovers, punch lists)
• Respond promptly to maintenance requests and emergency calls as needed
• Coordinate with property managers, vendors, and contractors
• Maintain accurate service records and inventory of tools and materials
• Ensure all work meets safety standards and company expectations

Qualifications

• 2+ years of maintenance or property management experience preferred
• Strong skills in general maintenance (plumbing, electrical, carpentry, painting, drywall)
• Basic HVAC knowledge a plus
• Ability to work independently and manage multiple work orders
• Reliable transportation and valid driver’s license
• Comfortable working in occupied and vacant properties
• Strong communication and customer service skills

Schedule & Work Environment

• Full-time position
• May include weekends, holidays, and on-call rotations
• Outdoor and indoor work in coastal environments
