Responsibilities

 

The Director of Property Management is responsible for overseeing the work of the Property Management team (approximately 3 team members), while also implementing the Company’s organizational and business strategies with the goal of driving revenue, fostering growth, and encouraging individual and team excellence.

 

· Partnering with the leadership team to establish and implement the organizational and business strategies to ensure efficient and profitable property management operations.

·Execution of various property management functions, including but not limited to: property management account onboarding; accounting and bookkeeping; property maintenance, repair and improvement; tenant move-out and property turns; capital improvements; tenant relations; compliance; and lease renewals.

· Working with permanent supportive housing tenants to help achieve successful tenancy and coordinating with partnering agencies.

· Conducting regular property and unit inspections, ensuring that maintenance needs are documented and resolved.

· Overseeing coordination of leasing activities, including marketing, applicant screening, move-ins, move-outs, and lease renewals.

· Staying up to date and helping to ensure Company compliance with North Carolina Real Estate Commission requirements, the Landlord Tenant Act, the Service Member Civil Relief Act, NCHFA, HUD, and other applicable property management and property leasing regulations.

· Coordinating compliance activities and reporting for properties, including RCRS and HOME, and serve as the primary liaison with regulatory agencies.

· Supervising all property management staff, including the hiring of team members, providing orientation and ongoing training to team members.

· Providing guidance and motivating property management team members to obtain results consistent with the Company’s goals and values, including creating a positive and collaborative work environment.

· Tracking budgets and operating financials for each property.

· Facilitating timely and successful resolution of owner, tenant, or other third-party complaints or escalations.

 

Qualifications

 

Education and Experience

· 5+ years as a Residential Property Manager with a desire to provide team leadership

· Broker in Charge or Broker in Charge eligible

· Experience with supportive housing required

· At least 2 years of supervisory or leadership experience

· Bachelor’s degree in business, property management, real estate or related field preferred

· Knowledge of Fair Housing and landlord/tenant law

· Experience with income-restricted affordable housing and compliance requirements related to LIHTC, HUD, HOME, and NCHFA funding

· Prior experience in recruiting, training, and managing property management teams, maintenance staff, and other related personnel

· Proficient with property management software such as AppFolio, Microsoft Office, Dropbox

· Active driver’s license, reliable transportation, and auto insurance

· Proficiency in Spanish required, preference for bilingual fluency

 

Physical Demands

· Regularly required to sit, stand, walk, and communicate verbally

· May occasionally lift up to 20 pounds

· This role is included in the after-hours emergency work order request rotation such that there may be time worked from time to time during evenings and weekends as dictated by business needs
