Express Employment Professionals of Denton County is looking for a Lead Maintenance Technician for an apartment complex in Denton, TX. The Lead Maintenance Technician is responsible for overseeing the day-to-day maintenance operations of a 225-unit residential property. This role ensures the property is maintained to the highest standards of safety, functionality, and appearance. The Lead Technician will supervise one Assistant Maintenance Technician and work closely with the Property Manager to deliver exceptional service to residents.

 Pay: $25-$27 hourly

Schedule: M-F 8:30a-5:30p + on-call rotation

Key Responsibilities

  • Leadership & Supervision
    • Direct and oversee the Assistant Maintenance Technician.
    • Assign daily work orders and monitor progress to ensure timely completion.
    • Provide training and guidance on maintenance best practices and safety protocols.
  • Maintenance Operations
    • Perform routine and emergency maintenance on HVAC systems, plumbing, electrical, and appliances.
    • Complete work orders promptly and accurately.
    • Conduct regular property inspections to identify and address maintenance needs.
  • Preventive Maintenance
    • Develop and implement preventive maintenance schedules for equipment and systems.
    • Maintain accurate records of repairs and inspections.
  • Compliance & Safety
    • Ensure compliance with all local, state, and federal regulations.
    • Maintain EPA certification for handling refrigerants and CPO certification for pool operations.
    • Follow OSHA safety standards and company policies.
  • Resident Service
    • Respond to resident maintenance requests professionally and promptly.
    • Communicate effectively with residents and staff regarding repairs and timelines.

Qualifications

  • Required Certifications:
    • EPA Universal Certification
    • Certified Pool Operator (CPO)
  • Experience:
    • Minimum 2 years of property maintenance experience, with at least 1 year in a supervisory role preferred.
    • Strong knowledge of HVAC, plumbing, electrical, and appliance repair.
  • Skills:
    • Excellent troubleshooting and problem-solving abilities.
    • Strong organizational and time management skills.
    • Ability to lead and motivate a small team.

Physical Requirements

  • Ability to lift up to 50 lbs, climb ladders, and work in various weather conditions.
  • Must be available for on-call emergencies as needed.
