Property Inspector

Part time-Full time, $18-$20/HR

The Inspector is responsible for conducting evaluations of occupied rental properties to ensure compliance with lease agreements, identify maintenance needs, and document property conditions. This role plays a crucial part in maintaining property standards, reducing long-term maintenance costs, and ensuring tenant compliance with lease terms. The ideal candidate is detail-oriented, professional, and comfortable interacting with tenants while maintaining thorough documentation of inspections

Property Inspections

  • Conduct scheduled inspections of occupied rental properties to assess overall condition.
  • Identify and document maintenance issues, safety concerns, and tenant non-compliance with lease terms.
  • Take photos and detailed notes to support inspection reports.
  • Ensure that all inspections follow company policies, lease agreements, and local housing regulations.

Tenant Communication & Compliance Monitoring

  • Notify tenants in advance of upcoming inspections and explain the purpose of the visit.
  • Address tenant concerns related to property conditions and relay necessary information to property management.
  • Identify lease violations, such as unauthorized occupants, pet policy breaches, or property neglect.
  • Provide tenants with recommendations for resolving non-compliance issues and document follow-up actions.

Maintenance Coordination & Follow-Up

  • Report identified maintenance issues to the property management team and scheduled necessary repairs.
  • Work closely with the maintenance coordinator to ensure timely completion of work orders.
  • Conduct re-inspections as needed to confirm resolution of previously noted issues.
  • Ensure preventative maintenance measures are being followed by tenants and property staff.

Administrative & Reporting Responsibilities

  • Prepare and submit detailed inspection reports, including findings, recommended actions, and timelines.
  • Maintain organized digital records of all inspections, tenant communications, and property conditions.
  • Assist in the development of inspection checklists and guidelines to maintain consistency across properties.

 

Qualifications & Requirements

Education & Experience

  • Possess and maintain a valid driver’s license and have the ability to be insured.
  • Minimum of one year of experience in property management, inspections, maintenance coordination, or a related field.
  • Experience using property management software such as AppFolio, Yardi, or similar is preferred.

Key Skills & Competencies

  • Strong attention to detail and ability to document property conditions accurately.
  • Excellent communication and customer service skills for tenant interactions.
  • Ability to identify maintenance and safety issues effectively.
  • Strong organizational and time-management skills to schedule and complete inspections efficiently.
  • Proficiency in Microsoft Office (Excel, Word, Outlook) and the ability to learn new software.

Physical & Work Environment Requirements

  • Ability to lift up to 20 pounds alone and perform physical inspections.
  • Frequent walking, standing, climbing stairs, and occasional use of ladders.
  • Work is performed both in an office environment and onsite at rental properties.
  • May require occasional evening or weekend work based on inspection schedules.
