About the Role

We are seeking a detail-oriented Property Accountant to support accounting operations across a portfolio of commercial real estate properties. The ideal candidate has a solid foundation in AP/AR, month-end processes, and property management accounting. This role is perfect for someone looking to grow their skills in a dynamic, fast-paced real estate environment.

 

Key Responsibilities

Accounts Payable Support

  • Review, code, and enter vendor invoices into the accounting system.
  • Match invoices to purchase orders or work orders where applicable.
  • Assist with vendor statement reconciliations and investigate discrepancies.
  • Support timely weekly or bi-weekly payment runs.

Accounts Receivable & Tenant Billing

  • Prepare and send monthly rent invoices and recurring tenant charges.
  • Apply tenant payments and maintain AR ledgers.
  • Assist with AR aging reports and conduct basic follow-ups on overdue accounts.
  • Help calculate simple tenant chargebacks (utilities, parking, etc.).

Month-End Close Assistance

  • Prepare routine journal entries (accruals, reclasses, prepaid amortizations).
  • Assist with bank reconciliations and supporting schedules.
  • Compile documentation for Property Analyst review.
  • Maintain accurate GL coding for routine transactions.

Lease Administration Support

  • Update lease abstracts and maintain key data in the system.
  • Process rent step increases, occupancy changes, move-ins/move-outs.
  • Review lease terms to ensure accurate billing of rent, CAM, and other charges.

Reporting & Documentation

  • Assist in preparing monthly property reporting packages.
  • Maintain organized electronic files for invoices, leases, and reconciliations.
  • Generate basic reports from the ERP system as needed.

Compliance & Controls

  • Ensure proper backup and audit trails for AP/AR activities.
  • Assist with HST/GST supporting documentation and filing preparation.
  • Follow internal approval matrices and company control procedures.

 

Qualifications

Education

  • Diploma or Bachelor’s degree in Accounting, Finance, or Business Administration (preferred).
  • Enrollment in or intention to pursue CPA is an asset.

Experience

  • 2+ years of accounting experience (AP/AR, bookkeeping, internship/co-op).
  • Knowledge of property management accounting (TMI, rent rolls, lease accounting).
  • Experience with investor reporting or real estate fund structures is an asset.
  • Exposure to month-end close activities is helpful.

Technical Skills

  • Proficiency with QuickBooks or similar real estate accounting systems.
  • Strong Excel skills; financial modeling experience is an asset.

Soft Skills

  • Excellent attention to detail and accuracy.
  • Strong time management; able to meet month-end deadlines.
  • Professional communication with tenants and vendors.
  • Highly organized and collaborative in a fast-paced environment.
  • Strong analytical and problem-solving skills.

 

Compensation

  • Starting Salary: $60,000 annually
