Job Summary

We are seeking a skilled and dependable Maintenance Technician to join a local property management team servicing apartment communities throughout Waco and the surrounding area. The Maintenance Technician will be responsible for ensuring all apartments, common areas, and building systems are maintained in excellent condition, providing residents with a safe and comfortable living environment.

Key Responsibilities

• Perform general maintenance, repairs, and preventive upkeep on apartment units, including HVAC, plumbing, electrical, carpentry, and appliance work.

• Complete work orders efficiently and document services performed.

• Conduct move-in and move-out inspections; prepare vacant units for new residents.

• Respond promptly to maintenance calls and emergency requests.

• Maintain cleanliness and organization of maintenance shop and inventory.

• Assist in maintaining landscaping, pools, and exterior areas when needed.

• Communicate professionally with residents, office staff, and management regarding repair timelines and updates.

Qualifications

• 2+ years of maintenance experience, preferably in multi-family housing or property management.

• Strong knowledge of basic electrical, plumbing, carpentry, and HVAC systems.

• Ability to troubleshoot and repair common apartment maintenance issues.

• Must have basic tools and reliable transportation.

• HVAC certification or EPA Universal certification is a plus (not required).

• Excellent communication and customer-service skills.

• Ability to work independently and manage time efficiently.
