Property Maintenance Technician

Salary: $20.00 - $24.00/HR

Hours: Monday - Friday, 8:00am - 5:00pm

Pay: $20.00 - $24.00 /HR

Duties:

  • Maintain a professional and customer-focused attitude when interacting with tenants, clients, and coworkers.

  • Respond to emergencies, coordinate with site personnel and public safety agencies, and notify management as needed.

  • Inspect, maintain, and repair life-safety and emergency equipment per regulations.

  • Participate in a 24-hour on-call emergency maintenance schedule and contact service contractors as needed.

  • Inspect and maintain HVAC systems for proper operation.

  • Conduct routine inspections of buildings, grounds, and equipment; address maintenance needs and resident work orders.

  • Perform groundskeeping tasks, including snow removal, landscaping, and pool monitoring.

  • Adhere to safety standards, report deficiencies, and maintain safety documentation.

  • Familiarize yourself with building layouts, including utility shut-offs and key infrastructure.

  • Properly use and maintain tools and equipment; report malfunctions.

  • Coordinate supply and equipment purchases with the Property Manager.

  • Clean common areas regularly per company standards.

  • Conduct apartment inspections, oversee maintenance for move-out preparation, and ensure quick unit turnaround.

  • Maintain site grounds, safely operate landscaping equipment, and repair walkways and drives.

  • Perform other duties as assigned.

 

Qualifications: 

  • High school diploma or GED required; two years of property maintenance experience preferred. Trade school coursework is a plus.

  • Must be able to lift up to 50 lbs., work in tight spaces, stand for long periods, and safely climb ladders up to 26 ft.

  • Preferred experience with business software (Microsoft Excel, Word, Outlook) and online databases like RealPage.

  • Must maintain a neat, professional appearance and wear appropriate work shoes/boots with non-slip soles and protective toes.
