Position Objective: 

Responsible for performing highly diversified duties to install, troubleshoot, repair, and maintain the property and equipment according to safety, predictive, and productive maintenance systems and processes to support the achievement of the property’s business goals and objectives.

 

Essential Duties/Responsibilities

§  Perform routine maintenance on property’s interior and exterior.

§  Contact and schedule vendors and contractors for necessary repairs and emergencies that are outside the scope of routine maintenance. 

§  Maintain schedule of when maintenance has been performed and when next service is due.

§  Maintain MSDS (Material Safety Data Sheets) binder.

§  Perform highly diversified duties to install and maintain property machines and equipment.

§  Provide emergency/unscheduled repairs of equipment and weather-related duties.

§  Perform scheduled maintenance repairs of equipment.

§  Perform simple machinist duties and responsibilities.

§  Perform mechanic skills including, mechanical, electrical, pneumatic, hydraulic, troubleshooting and repair of machines.

§  Read and interpret equipment manuals and work orders to perform required maintenance and service.

§  Diagnose problems, replace or repair parts, test and make adjustments.

§  Perform regular preventative maintenance on machines, equipment and property facilities.

§  Perform a variety of plumbing maintenance and carpentry functions.

§  Use of a variety of hand and power tools, electric meters and material handling equipment in performing duties.

§  Detect faulty operations, defective material and report those and any unusual situations to Site Manager.

§  Comply with safety regulations and maintain clean and orderly work areas.

§  Work in a safe manner and recognize unsafe conditions. Take appropriate action to ensure safety of themselves and others in the building and grounds.

§  Prepare units for move-ins.

§  Contribute to and maintain a healthy and productive work environment.

§  Perform other duties as assigned.

 

Education/Experience Requirements

§  High school diploma or equivalent.

§  1 year experience required.  

§  An equivalent combination of education and experience considered.

§  Basic mechanical skills.

§  Basic plumbing skills.

§  Basic electrical skills.

§  Proficient mathematical skills.

§  Proficient reading skills.

§  Effective time management.

§  Professional interpersonal skills.

 

Physical Requirements

§  Regular standing and walking.

§  Occasional sitting.

§  Frequent lifting/pulling/pushing up to 10 pounds.

§  Regular lifting/pulling/pushing up to 25 pounds.

§  Occasional lifting/pulling/pushing up to 100 pounds.  

§  Occasional lifting, pulling, and pushing over 100 pounds.

§  Regular reaching, reaching overhead, and grasping.

§  Regular stooping and crawling.

§  Other physical activities related to a building office and outdoor environment.

§  Operates hand tools, dolly, mop, broom, power washer, buffer, carpet shampoo machine, vacuum, shovel, rake, saw, Gator, snowblower, computer, and phone.

§  Work occurs outdoors and in a facilities maintenance environment.

§  Moderate moving machinery.

§  Occasional exposure to dust.

§  Moderate exposure to extreme heat and cold.

§  Moderate exposure to humidity/water.

§  Frequent exposure to outdoor weather conditions.

§  Occasional exposure to toxic chemicals or fumes.

§  Occasional exposure to electricity/risk of electric shock and loud noise.

§  Frequent work occurs in outdoor weather conditions.
