Position Title: Leasing Consultant

 

Perform duties as delegated by Resident Manager and Designated Broker including, but not limited to the following:

 

Pay Rate: $20-22 per hour DOE

**Someone with +3 years in either Property Management, Leasing Experience, or Administrative Assistant may be considered for up to $25 per hour.**

 

Schedule: Tues-Fri, 9am - 6pm, Sat, 9am - 5pm

 

GENERAL RESPONSIBILITIES

    1. Responsible for knowledge and administration of proper leasing methods and processes in accordance with Fair Housing and Tenant/Landlord laws, and company practices.
    2. To have a comprehensive working knowledge of all lease related documents and be able to complete the documents in a timely and accurate manner.
    3. Responsible for maintaining data input to computer programs used in the office record keeping and tenant information, maintaining confidentiality in the process.
    4. Demonstrate a working knowledge of telephone techniques and telephone sales.
    5. Meet and greet prospects in a professional and enthusiastic manner.
    6. Qualify prospects by determining their needs, eligibility and desirability.
    7. Efficiently and effectively show apartments to prospects.  Have an up to the minute knowledge of vacancies and availability dates.
    8. Have complete knowledge of your apartment community, including knowledge of the surrounding area, schools, shopping, bus lines and any other pertinent neighborhood information.
    9. Be able to effectively and professionally communicate information concerning the selling points of the apartment.  Know information concerning the appliances, square footage, and possible furniture placement.
    10. Be able to communicate the lease and application in detail.
    11. Meet with new resident to inspect apartment before move-in and initiate all necessary move-in paperwork including ledger cards, resident cards, and work orders.
    12. Demonstrate familiarity with the competition in the area.  Provide marketing reports as designated.
    13. Share ideas for marketing and advertising with Resident Manager.
    14. Generate weekly reports as designated by the Resident Manager, including Traffic and CSR.
    15. Record deposits and rents according to Summit procedures.
    16. Follow-up on any prospect that does not lease.
    17. Comply with model set-up and care policies as designated by Resident Manager.
    18. Walk the property on a regular basis to inspect the model and/or vacancies for readiness.  Inspect the grounds and report any problems to the Resident Manager.
    19. Maintain and submit accurate timecard/payroll records as required by Summit.
    20. Adhere to all company policies concerning operations and procedures.
    21. Follow the directives of the Resident Manager.

 RESIDENT RELATIONS

  1. Respond to tenant inquiries and requests in a timely and considerate manner, complying with Fair Housing Law at all times.
  2. Participate in details of move-ins and move-outs giving special attention to apartment inspections where applicable.
  3. Inform Supervisor of resident concerns and property incidents in a discretionary and timely manner and assist in resolving them as necessary.
  4. Establish courteous and professional rapport with residents, making resident retention a high priority.
  5. Participate in Resident Retention programs and procedures under the direction of the Resident Manager.
  6. Represent Summit in a professional manner, including in attire, appearance and demeanor.
  7. Avoid personal relationships with residents.

 

 

QUALIFICATIONS

 

  1. Must be fully able to communicate in English, both verbally and in writing.
  2. Ability to read and comprehend simple instructions, short correspondence and memos.
  3. Ability to be flexible and adapt to multiple responsibilities and priorities.
  4. Ability to work with established accounting procedures and bookkeeping.
  5. Ability to work with and understand the concerns and attitudes of residents in an effort to resolve resident concerns.
  6. Interest, enthusiasm, team player.
  7. Self-control ability to deal with either confrontive resident or personnel situations.
  8. Neat, clean and professional appearance.
  9. Dependable transportation.
  10. Proof of automobile insurance.
  11. Valid drivers’ license.
  12. Maintain residence telephone service.
  13. Maintain pager in operable condition.
  14. Ability to adhere to the Summit policies and procedures as directed in the Employee Handbook.
  15. Ability to pass Fair Housing Test.

  4. Stooping, bending, twisting, kneeling, squatting and climbing will be required on an occasional basis.
  5. In performing the duties of this job, the employee is occasionally exposed to outside weather. Noise level in the work environment is usually moderate.
