We are seeking an experienced and dependable Maintenance Professional to join our team. This role may be filled at either the Maintenance Technician or Maintenance Supervisor level, depending on experience and certifications. The ideal candidate will help maintain the overall condition, functionality, and appearance of the property, ensuring a safe and comfortable living environment for all residents.
Key Responsibilities: For All Levels:
- Perform routine maintenance and repairs on apartments, common areas, and building systems (plumbing, electrical, HVAC, carpentry, appliances, etc.).
- Complete resident service requests promptly, professionally, and with excellent customer service.
- Prepare vacant units for new residents, including painting, cleaning, and repairing fixtures or appliances.
- Conduct regular inspections and preventative maintenance on equipment and building systems.
- Respond to emergency maintenance calls and participate in the on-call rotation as needed.
- Maintain accurate records of work performed, parts used, and time spent.
- Assist with groundskeeping, seasonal tasks, and general property upkeep.
- Ensure compliance with all safety procedures and property policies.
- Communicate effectively with residents, vendors, and property management.
Additional Responsibilities for Maintenance Supervisor Candidates:
- Lead, train, and support maintenance team members in daily operations.
- Prioritize and delegate work orders, make-ready tasks, and preventative maintenance schedules.
- Manage inventory, order supplies, and oversee vendor relationships.
- Assist with budgeting, capital improvement planning, and property inspections.
- Ensure compliance with all local codes, regulations, and company standards.
- Serve as the primary technical resource for advanced HVAC, electrical, plumbing, and building system issues.
Qualifications: Maintenance Technician Requirements:
- High school diploma or equivalent.
- 1–3 years of experience in apartment, residential, or commercial maintenance.
- Basic knowledge of electrical, plumbing, HVAC, and appliance repair.
- Ability to use hand tools, power tools, and maintenance equipment safely.
- Strong problem-solving and customer service skills.
- Valid driver's license and reliable transportation.
- Trade certifications (EPA, HVAC, CPO) a plus but not required.
Maintenance Supervisor Requirements (in addition to above):
- 3–5+ years of maintenance experience, preferably in multifamily housing.
- Proven leadership skills or prior supervisory experience.
- Advanced troubleshooting knowledge in HVAC, electrical, plumbing, or building systems.
- EPA certification strongly preferred; HVAC or CPO certification a major plus.
