New Jersey’s #1 Retail Real Estate Brokerage Firm located in Watchung area is seeking a fulltime direct hire Retail Property Manager to start immediately.

 

Scope

  • Property Manager provides daily oversight to a retail portfolio of 40 + properties.
  • These properties range in size from single free standing 3,000 sq. ft. to 100,000 sq. ft. food anchored center. Most are in the range of 15,000 sq. ft.
  • Properties are located in down town areas, County Roads and on major US Highways.
  • All properties are owned 100%; owners are proactive in daily operations, and available and involved with all major decision making.
  • Properties have both mom and pop tenants as well as national chain stores such as CVS, Acme, Rite Aid, US Post Office, Ace Hardware, Quick Check, Dunkin Donuts, McDonald's, Harbor Freight, Coldwell Banker, Tractor Supply, to name a few.

Requirements

  • High School diploma; higher degrees preferred
  • 3+ years' experience in Retail/Commercial Property Management
  • Ability to resolve issues
  • Excellent phone etiquette
  • Computer Savvy…MS Office Suite
  • Customer Service mindset
  • Excellent people skills
  • Energetic; Organized; detail Oriented

 

Compensation

  • Base Salary: $65K
  • No Medical Insurance but assistance up to 75% medical if needed
  • No Retirement Savings Plan

 

Work Schedule

  • 9:00 AM - 5:00 PM Monday – Friday

 

Property Manager Duties (including but not limited to)

  1. Answer tenant phone calls
  2. Address with tenant issues (i.e. roof leaks)
  3. Negotiate contracts with vendors and obtain insurance certificate
  4. Open, code, and approve invoices
  5. Year-end CAM reconciliations (optional)
  6. Send tenant correspondence letters (complete template)
  7. Send tenant default letters (complete template)
  8. Go to court to deal with non-paying tenants - (not more than 4 times this past year)
  9. Go to planning/zoning board meetings for new tenants
  10. Deal with tenant move in/outs
  11. Print tenant details/ledgers for partners
  12. Make tenant collection calls
  13. Deal with tenant questions regarding their account balances
  14. Coding invoices
  15. Supervise construction jobs on-site
  16. Send tenant late fee letters (complete template)
  17. Call tenants who bounce checks or address them to wrong entity
  18. Negotiate new rental rates with tenants
  19. Show space to prospective tenants
  20. Draft lease amendments (complete template)
  21. Type up service contracts for all properties
  22. Copy leases/contracts for building re-finances or sales
  23. Deal with township inspectors (i.e. fire, zoning) & comply with their requests
  24. Make copies of invoices for tenants (CAM rec back-up)
  25. Make copies of signed proposals/contracts for accounting
  26. Call utility companies to setup/cancel accounts and sto op service interruptions
  27. Visit properties routinely - observe housekeeping of property
  28. Follow up with contractors on construction sites
  29. Chase delinquent tenants
  30. Provide fire inspection reports to Fire Marshall
  31. Provide monthly various reports to partners (i.e. lease expirations)
  32. Work with existing contractors & handyman
  33. Cure all building violations
  34. Work with tenants on possession and store turn over
  35. Obtain tenant and vendor insurance certificates
  36. Confirm tenant rent increases when exercised (complete template)
  37. Supervise seasonal cleanups with landscaper
  38. Approve of vendor contracts with partners
  39. Return emails/phone calls daily
  40. Coordinate tenant buildouts
